Facade sealing in Craigo

External sealing depends on the weather more than most trades. Joints have to be dry and the air and surface temperature within the product’s range, and cold, damp starts can delay work. We plan for that and keep you updated. If you have leaks at window and door perimeters and weathered joints at frame-to-structure perimeters, we can put it right. A specialist sealant contractor works differently from a general builder: on jobs in Craigo, preparation and product choice get the time they need.

Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Craigo that means watching the forecast. We build some give into the plan and agree it with the site manager.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

How the job changes by surface

Render and coated surfaces

Rendered and painted facades need a sound edge for the sealant to bond to. Loose coatings are cleaned back first, and we will mention any edges that need repair.

Coping and flashing joints

Not every coping or flashing leak is a sealant problem. Where the issue isn’t the sealant, we say so.

Questions we are asked in Craigo

Will you fit the mastic around our build programme in Craigo?

Yes. The mastic is planned around your key stages. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Craigo too small for you to travel to?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

What will the job cost?

We don’t publish prices, because every site is different. Send photos or drawings and we’ll price it at a fixed figure.

How many days will you need on site?

It depends on the scope, though a typical visit usually takes anything from a single day to several weeks, depending on joint lengths, access and the weather. For bigger or phased jobs, we’ll set out a timescale with the quote.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

What type of sealant goes on window perimeters?

It depends on the joint, the substrate and any specification. Specifications often refer to BS EN 15651-1 for facade sealants or BS EN 15651-2 for glazing.

Do you need to see the site first?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit.

Diagnose, treat, sign off

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. For a building near Craigo, directions, keys and a contact on the day are worth sorting early. We’ll confirm the plan with the fixed quote.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

When to bring in a specialist

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Common problems we fix in Craigo

Adhesive failure, where the sealant peels away from one face, typically comes from poor preparation. Dust, old sealant residue, damp or a missing primer stop it bonding properly.

Most enquiries start with one or more of the following:

  • Weathered facade joints that have lost their grip
  • Cladding panel joints that have opened up
  • Failed seals around shopfront and entrance frames
  • Damp patches beside frames after rain

For a contractor at a hotel such as Marykirik Hotel, 0.8 miles north of Craigo, the mastic often has to be finished before a reopening date.

What to look for in a quote

  • Who will actually carry out the work
  • Will failed sealant be removed rather than covered?
  • Their plan for phasing and protecting the area
  • Do they follow the manufacturer’s priming guidance?

Our contractor checklist

Looking after the joints

After handover, these steps help:

  • Record the product and colour used on each elevation
  • Report water ingress at frames as soon as it shows
  • Confirm the survey covers external sealants in older buildings
  • Brief window cleaners about newly sealed joints

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards with a compatible product.

Use each reseal to correct the joint: the right width, backing rod and a sealant with enough movement capability. A well-designed joint lasts longer than a like-for-like copy of a failed one.

Honest limits

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Joints whose design needs changing by the specifier
  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Cracked or spalling substrates that need repair before sealing

If in doubt, phone 01277 525 020 or email the details over and we’ll say what we think before you book.

Surfaces we seal

  • Shopfront frames
  • Perimeter joints where frames meet the structure
  • Window and door perimeters
  • Coping and flashing joints
  • Stone and brick facade joints
  • Cladding panel joints

Mastic packages on Craigo sites

Scotland has its own building regulations, and in Craigo warrants come from the local authority verifier. The mastic follows the specification that goes with the warrant. Being in the east of Scotland, Craigo gets less rain than the west coast. Frosty spells still affect external mastic dates. External dates keep a little give.

Extensions at sites like Stracathro Hospital, 4 miles to the west of Craigo, typically sit beside working departments, and the mastic follows strict access rules.

Craigo is about 4 miles north-west of Montrose, in Angus. Our applicators travel to Craigo for work on facade joints. We work across 65 places in Angus, from busy centres to rural villages. There’s a separate page for Dundee, roughly 27 miles from Craigo.
