Need fire stopping in Balnagask?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Do you need fire stopping in Balnagask?

When a seal departs from its tested detail, the evidence no longer covers it. Gaps beyond the tested size, shallow sealant, no backing where it was needed, or products from different systems mixed together are what we find most often.

Clients usually get in touch after noticing one or more of the following:

  • Fire-stopping items raised at inspection or handover
  • Seals disturbed by maintenance and left open
  • Fire stopping installed outside its tested range
  • Service penetrations left open after M&E works

For an estates team at a campus like Robert Gordon University (1.5 miles north-west of Balnagask), summer M&E works are normally followed by a round of penetration sealing.

Questions to ask before you book

  • Will RAMS and insurance details be available?
  • How long is the guarantee, and what does it include?
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Will CSCS-carded applicators be on site?

How to choose a sealant contractor

Fire stopping in Balnagask

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you have open linear gaps along the top of fire-resisting walls and builders’ foam or ordinary silicone in compartment walls, we can put it right, whatever the surface. Facilities teams, main contractors and managing agents in Balnagask tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Under Scotland’s building standards, a service penetration should keep at least the fire resistance duration of the wall or floor it passes through. In Balnagask, penetrations get the fire-rated sealant the specification asks for, built to its tested arrangement.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

Our process

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes a single visit for a short list of penetrations, or a phased programme for a whole building, and we clear our waste as we work. Give us the access times and building rules for your premises in Balnagask, and we’ll plan the work to suit, phased where areas need to stay in use.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned so the seal starts clean.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. Anything outside the detail is reported to you rather than sealed.

Preparing the site

  • Arrange parking or a loading space
  • Point out any areas we must not close
  • Share the asbestos register for older buildings

Advice

For managing agents and facilities managers

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Your questions answered

Can you seal around new services in a hotel near Balnagask?

Yes, where fire-rated sealant is the specified product. It goes in to the manufacturer’s tested detail for the wall or floor and the services passing through, and we’ll tell you if the detail calls for a collar, wrap or batt instead.

Could you schedule work at a campus like Robert Gordon University for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

How do we ask for a quote?

You can use the quote form on this site; alternatively, phone 01277 525 020 or email the details over. Photos, drawings or a joint schedule help us quote quickly.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

What happens if it’s left?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Renewing them early protects the fabric.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why us?

  • CHAS accredited contractor
  • One number for every site we cover
  • Constructionline member for supplier checks
  • Sealing commercial buildings since 2005

Doing it in-house

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

What sets the cost

What shapes the price:

  • Whether the work must be split into stages
  • Site requirements such as inductions and permits
  • The size and state of each joint
  • How much existing material needs removing

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.

What we need to price the job

A good diagnosis starts with the right details. Let us know:

  • Rough lengths or quantities, or drawings if you have them
  • Any specification or named product
  • Photos of the joints, close up and from further back
  • The site address and postcode

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To start the process, give us a call on 01277 525 020 or send photos by email.

Fire-rated sealing for Balnagask buildings

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install fire-rated sealant to that tested detail where it is specified. The area within 2 miles of Balnagask holds a good number of hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

Older community buildings such as St Fittick's Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification. On estates like East Tullos Industrial Estate (0.8 miles south-west of Balnagask), the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal.

Balnagask is about 1 mile east of Ferryhill, in Aberdeen. Anywhere in AB11, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Our Aberdeen coverage takes in 40 places, large and small.

Postcode districts covered here: AB11 and AB12. Buildings on Abbey Road, Rockall Road and Abbey Square are within our area. Sites close to Balnagask are covered too, including Torry (1 mile north-west), Footdee (1 mile north), Tullos (1 mile south-west), New Aberdeen (1 mile north-west) and Altens (2 miles south). Further afield, our area takes in Dyce (7 miles north-west), Tillydrone (3 miles north-west), Cults (4 miles west), Braeside (3 miles west), Donside Village (3 miles north-west) and West End (3 miles west).
