How we handle fire stopping in Cults

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. Each seal follows the manufacturer’s tested detail, not a rule of thumb. We work on cable penetrations, joints between fire-resisting walls and floors and linear gaps at wall heads, and the failures we are asked to look at most are head-of-wall gaps with no fire seal and seals disturbed by maintenance and left open. A specialist sealant contractor works differently from a general builder: in Cults, that means joint design, primers and backing rod as standard.

In Scotland’s cities, university, hospital and office estates see services added year after year, and each new run of cable or pipe through a compartment wall needs sealing. Intumescent sealant goes in where the specification calls for it, with backing and depth as tested.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If our installation lets you down in that time, we return and fix it.

Why act early in Cults

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. In a tenement or shared city building, water from a failed joint can reach other owners’ property. Fixing it promptly keeps repairs small.

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Keeping the joints sound

A few simple habits keep the new joints working:

  • Don’t let anyone top up a fire seal with the wrong product
  • Get seals inspected before ceilings and boxing close
  • Look above ceilings when tiles are lifted for other jobs
  • Flag new cables with no seal around them

Once the seals are in, tell other trades they exist and must not be disturbed. Any seal cut back for a new service needs reinstating to its tested detail.

Specify fire stopping early on refits, not as an afterthought. Details can then be picked to suit the actual pipes, cables and ducts, and installation follows the programme.

Your questions answered

Can you seal around new services in a hotel near Cults?

Yes, where fire-rated sealant is the specified product. We match the product to the wall or floor and the services, and say if something other than sealant is needed.

Which Scottish guidance covers penetration seals in Cults?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.

Is any job too small?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Are you CHAS accredited?

Yes. We are CHAS accredited and a Constructionline member.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

Do you need fire stopping in Cults?

Some seals fail because the wrong product went in: builders’ foam or ordinary silicone used to fill a hole. The opening looks sealed but has no fire test evidence behind it, so it has to come out.

Typical triggers for a call:

  • Open linear gaps along the top of fire-resisting walls
  • Old intumescent sealant that has split away
  • Expanding foam used as fire stopping
  • Fire seals cut back for extra cables and never reinstated

Schools such as Cults Academy often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards.

Questions to ask before you book

  • Whether primer will be used where the manufacturer specifies it
  • Which product they’ll use, and why it suits the joint
  • Their approach to joint depth and backing
  • Will failed sealant be removed rather than covered?

Questions to ask before you appoint anyone

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Reviewing a building’s overall fire safety

If you are not sure, just ring 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.

Surfaces we seal

  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Linear gaps at wall heads

Service penetrations in Cults buildings

A 2-mile radius around Cults takes in a number of hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. Cults has eight care or nursing homes no more than 2 miles away. In a care home, any new pipe or cable through a fire-resisting wall should be sealed to the specified detail.

Residences at universities like Robert Gordon University (1.5 miles east of Cults) have compartment walls that must be resealed whenever services change. In a hotel such as Cults Hotel, less than half a mile to the east of Cults, new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

From enquiry to sign-off

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. Work on a big city site in Scotland normally involves inductions and permits. Pass on the site’s contractor rules when you get in touch.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Foam, ordinary sealant and debris come out so the seal starts clean.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Getting the site ready

  • Tell staff and tenants when we will be in
  • Explain the parking and delivery arrangements
  • For older buildings, check the asbestos register before work
