Photos, a specification or a quick description of the joints is enough to start a fixed quote.
How we handle facade sealing in Sound
We are often asked to look at water coming in around frames. Very often the perimeter bead has cracked or lost its grip, but not always. If the evidence points away from the sealant, we say so before quoting. If you have leaks at window and door perimeters and weathered facade joints that have lost their grip, we can help. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Sound is the same: the right product in a properly prepared joint.
Sites near smaller places like Sound can mean longer travel, so the mastic is planned with as few trips as the job allows. Send drawings, photos and the programme so everything needed arrives on the first day.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Owners, agents and contractors
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Our process
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself typically takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather, and our waste is bagged and taken away as we go. Jobs near Sound are often grouped with others in the same area. Let us know if your dates have any give.
- Access, site rules and timing are settled with the client up front.
- Weather and temperature are checked against the product’s limits.
- Each joint is cut out and the edges inspected.
- Faces are cleaned, primed where needed and backed.
- Sealant is gunned in and tooled hard onto both faces.
- Once signed off, the work carries our 12-month guarantee.

Advice
What the job involves on each surface
Precast concrete panels
Precast panel joints have to absorb thermal and structural movement. We use a sealant with the right movement capability, set over backing rod, primed where the maker specifies.
Cladding panel joints
On sealed panel systems, every joint keeps water out. We cut out failed joints along their full length and rebuild them to the correct depth.
Site staff or a sealant specialist?
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
Do you need facade sealing in Sound?
Cohesive failure, a split through the middle of the bead, points to an over-stretched joint. Too thin a bead, too narrow a joint or a product with the wrong movement class are common reasons.
It’s worth sending us details if you spot any of the following:
- Old perimeter mastic that has dried out
- Draughts around frames and panels
- Sealant pulling away from frames or panels
- Water coming in around window frames
Work at a hotel such as The Lerwick Hotel, 0.8 miles north-east of Sound, tends to be programmed around bookings, mastic included.

Facade sealing around Sound: points for this area
With the shore within about 1 mile, Sound counts as a coastal location. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. Being in the east of Scotland, Sound gets less rain than the west coast. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. External dates keep a little give.
For a contractor working at a hospital such as Gilbert Bain Hospital, 0.8 miles north-east of Sound, perimeter and facade sealing is planned around patients and deliveries. Projects at schools like Anderson High School work to term dates, so mastic is programmed tightly.
Sound is about 1 mile south-west of Lerwick, in the Shetland Islands. Our applicators travel to Sound for work on facade joints, handled exactly as we handle every other area. Across the Shetland Islands, 63 places are covered, including Sound.
We cover the ZE1 postcode districts for facade joints. Buildings on Quoys Road, South Road and Oversund Road are within our area. Nearby places we also cover include Lerwick (1 mile north-east), Gulberwick (2 miles south-west), Gremista (2 miles north), Grindiscol (2 miles east) and Heogan (2 miles north-east). Among the larger centres in the Shetland Islands is Sound, and its commercial and public buildings are all within our area. Where a site is remote or on an island, travel and materials need planning ahead, so include the location in your enquiry.

What sets the cost
Before we quote, we look at:
- Specialist products, such as fire-rated or hygienic sealants
- How much existing material needs removing
- Access and working height
- How much there is to seal
Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
Before you send an enquiry
A few photographs plus some basic facts will normally do. Please tell us:
- The postcode of the building
- Whether the building will be occupied during the work
- A wide shot and a close-up of the area
- When you need the work done
Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.
Questions we are asked in Sound
Does your area include sites such as North Ness Business Park, near Sound?
Yes. Estates, retail parks and business parks around Sound, North Ness Business Park among them, are all within reach. Photos and a short description are enough for a first look.
Our building in Sound is near the coast: does that change the sealant?
It can. Coastal exposure works external joints harder than inland weather. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.
Do you need to see the site first?
It depends on the job. Simple work can often be priced from photographs, while larger or less clear jobs get a site visit first.
Does the weather affect the work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Can the building stay open while you work?
In most cases, yes. Phased work can be planned so areas stay in use.
Do you install glazing systems?
No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, including perimeters where frames meet the structure.
Is Sound in your area?
Yes. We take on work across Sound, with one number for every area we cover.
