Facade sealing for businesses in Heogan

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Facade sealing in Heogan

We don’t install glazing systems or replace glass. We handle the sealant joints that surround those elements: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds. We work on perimeter joints where frames meet the structure, stone and brick facade joints and shopfront frames, and what we are called in for most is cladding panel joints that have opened up and draughts around frames and panels. Looking for mastic applicators who cover Heogan? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

For a site around Heogan, we plan the mastic in as few trips as the programme allows. Send drawings, photographs and the programme so everything needed arrives on the first day.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

On site: what to expect

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Where we can, we combine work around Heogan with other jobs nearby. Let us know if your dates have any give.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. Failed beads are removed in full and the joint faces cleaned.
  4. Primer is applied where the maker specifies it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. The finished joints are checked with you.

Before we start on site

  • Tell us what induction or permit system the site runs
  • Send asbestos survey details if the building is pre-2000
  • Explain the parking and delivery arrangements

What happens if it’s left?

If access is already up for other work, resealing at the same time makes sense. Coordinating facade sealing with other external works avoids paying for access twice, which is often the biggest saving. Around smaller places like Heogan, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Why us?

  • Our applicators hold CSCS cards
  • Failed material removed, not covered up
  • Standard and matched colours in many product ranges
  • Sealing commercial buildings since 2005

How the job changes by surface

Coping and flashing joints

Not every coping or flashing leak is a sealant problem. We tell you if the fix is a roofing or metalwork job rather than a reseal.

Render and coated surfaces

Rendered and painted facades need a sound edge for the sealant to bond to. Loose coatings are cleaned back first, and areas needing repair are flagged.

Heogan: questions and answers

Will you take on work at estates like North Gremista Industrial Estate, close to Heogan?

Yes. We cover Heogan and the area around it, including industrial estates, business parks and retail parks such as North Gremista Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

Is Heogan inside the area you cover, given it’s on an island?

Yes. We cover the whole of Scotland, and that includes island locations such as Heogan. We group island work where we can and plan around the crossings.

Do you replace windows or glass?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, such as perimeter joints where frames meet the structure.

Is any job too small?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.

Can you just add new sealant on top?

No. Overlaying is a shortcut that peels away quickly. We remove the failed sealant, clean the faces, set the depth and reseal.

What type of sealant goes on window perimeters?

The product follows the joint’s movement, the surfaces and the specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them, and we work to what is specified.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

When something else is needed

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Providing access systems for the work
  • Work on the window or framing system itself
  • Joints too narrow for the movement they take, which need redesign

If in doubt, speak to us on 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.

Mastic packages on Heogan sites

Heogan sits close to the coast, within about 1 mile. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. The east of Scotland, where Heogan is, gets less rain than the west. Winter mornings can still bring frost and condensation on steel and glass. External mastic is planned with the site manager for workable conditions.

When units on a site such as North Gremista Industrial Estate (to the west of Heogan) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. School extensions, at buildings such as Anderson High School, usually run to the summer holidays, mastic included. New wings at hospitals like Montfield Hospital (1.3 miles south of Heogan) bring long runs of window and panel joints to seal.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Clear debris that holds water against joints
  • Ask about asbestos in pre-2000 mastic
  • Never let anyone seal over old sealant
  • Keep the sealant details on the building file

Record the sealant type and date on the building file. Future work can then match the product and colour across the elevation.

Don’t wait for a full elevation to fail. A few metres resealed promptly can stop water damage spreading inside the building.

What sets the cost

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • The product specified
  • Distance, for remote addresses
  • The total length or number of joints
  • How accessible the joints are

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.

What we need to price the job

Diagnosis starts before we arrive. Let us know:

  • The site address and postcode
  • Access details, including height
  • Approximate linear metres or a joint schedule
  • Asbestos survey details if the building is older

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or call the office on 01277 525 020 or send photos by email if you’d rather talk the job through.
