Facade sealing across Ascot

About our facade sealing in Ascot

We don’t install glazing systems or replace glass. We handle the sealant joints that surround those elements: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds. Site teams most often ask us about damp patches beside frames after rain and cold air coming in at window perimeters, on coping and flashing joints, perimeter joints where frames meet the structure and shopfront frames. Searching for sealant specialists in Ascot? We’ve been sealing commercial buildings since 2005.

Sites around smaller places like Ascot can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Send drawings or photos and the programme and we’ll quote to suit.

Work we carry out comes with a 12-month guarantee. If an installation problem shows up, phone 01277 525 020 or send photos by email and we will arrange a return visit.

Common questions from Ascot clients

Is a smaller place like Ascot outside your area?

No. Small places get the same service as large ones. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

Can you work around term dates at a campus such as Imperial College Silwood Park Campus?

Yes, holiday working periods are the norm on campus jobs. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed. If the water seems to come from a roof, sill or the glazing unit instead, we say so.

Can staff carry on working while you are here?

Usually, yes. We phase the work so most of the building stays in use, with each area protected and signed.

Can the sealant be colour-matched?

That depends on the product specified. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

Is your workmanship covered by a guarantee?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Contractors’ notes for Ascot

A 2-mile radius around Ascot takes in several hotels. Hotel extensions and refits normally have to fit around bookings, so mastic dates are tight. Ascot sits in one of the drier corners of the country, the South East. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager.

For contractors at a school such as South Ascot Village Primary School, sealing has to be finished before term starts. On a campus such as Imperial College Silwood Park Campus (0.9 miles east of Ascot), new teaching buildings and residences are normally built and refurbished around the academic year.

Ascot is about 4 miles east of Bracknell, in Windsor and Maidenhead. Honest limits

Being straight saves everyone time. New sealant won’t cure:

  • Joints whose design needs changing by the specifier
  • Arranging specialist high-level access, which is planned with the client
  • Work on the window or framing system itself

If in doubt, call the office on 01277 525 020 or use the quote form and we will say what we think.

What we seal

  • Window and door perimeters
  • Cladding panel joints
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Shopfront frames
  • Coping and flashing joints

What the job involves on each surface

Precast concrete panels

Joints between precast panels carry real movement. We use a sealant with the right movement capability, set over backing rod with primer where the product requires it.

Window and door perimeters

Perimeter joints move as frames expand and contract in the sun. The rod limits depth, leaving the bead able to flex without tearing.

Building owners, agents and FMs in Ascot

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Never let anyone seal over old sealant
  • Add perimeter sealant to planned maintenance checks
  • Keep sills, gutters and drainage paths clear
  • Don’t wait for a second leak before calling

Following storms, look inside for damp or staining near frames. Catching a new leak early keeps the repair small.

Check older buildings for asbestos before disturbing old mastic. Some older mastics contain it, and if it’s suspected, we stop until it has been tested.

How a job runs

Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. For work around Ascot, we aim to finish in one visit, so photographs and measurements up front really help. Then the right materials arrive with us.

  1. We plan access and the order of elevations with the client.
  2. Weather and temperature are checked against the product’s limits.
  3. Each joint is cut out and the edges inspected.
  4. Faces are cleaned, primed where needed and backed.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

What we need from you

  • Move anything stored against the joints
  • Tell us your opening times and when work is allowed
  • Have the specification and drawings to hand

Advice

Do you need facade sealing in Ascot?

Product choice matters: an acetoxy cure can mark stone or corrode some metals, and interior products break down outdoors. Neutral-cure, facade-grade products are what most external joints need.

Things that typically lead to an enquiry:

  • Old perimeter mastic that has dried out
  • Damp patches beside frames after rain
  • Previous reseals run over old sealant
  • Sealant pulling away from frames or panels

Hotel extensions and refits, at places such as Highclere Hotel (0.8 miles south-east of Ascot), normally run between busy periods, so the sealing is squeezed into short windows.

Before you book anyone

  • Do they follow the manufacturer’s priming guidance?
  • Which product they’ll use, and why it suits the joint
  • How the existing material will be dealt with
  • Proof of insurance
