About our facade sealing in Windsor

Most facade joint failures trace back to the joint, not just the sealant. The width has to suit the expected movement and the sealant’s movement capability, and closed-cell rod sets the depth, keeping the bond to two faces, often at around 2:1 width to depth, as the manufacturer advises. If you are dealing with old perimeter mastic that has dried out and failed seals around shopfront and entrance frames, we can put it right, whatever the surface. Looking for mastic applicators who cover Windsor? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

In towns like Windsor, sites are usually modest: small housing schemes, extensions to schools and surgeries, refurbished shops and offices. The perimeter and facade joints on a small scheme need the same sizing and preparation as on a big one.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

How a job runs

Before we leave any area, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out. In a town such as Windsor, most jobs are single buildings. We start with your photographs, drawings or a site visit, then send a fixed quote.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What we need from you

  • Tell us what induction or permit system the site runs
  • Share your working hours and any access restrictions
  • For older buildings, check the asbestos register before work

Advice

Doing it in-house

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Do you need facade sealing in Windsor?

New sealant run over old sealant rarely holds. Fresh silicone won’t stick to cured silicone, and the patch soon lifts.

Any of the following is a good reason to get the joints checked over:

  • Weathered joints at frame-to-structure perimeters
  • Unsightly perimeter sealant on a visible elevation
  • Gaps between rainscreen or cladding panels
  • Hard, chalky sealant that no longer flexes

New wings at hospitals like King Edward VII Hospital, 0.8 miles east of Windsor, bring long runs of window and panel joints to seal.

What to look for in a quote

  • Whether primer will be used where the manufacturer specifies it
  • Are they CHAS accredited or on Constructionline?
  • What level of public liability insurance do they hold?
  • The named product and why it was chosen

What we can’t put right

Honesty saves time and money. Fresh joints won’t solve:

  • Water getting in through cracked render or porous masonry
  • Providing access systems for the work
  • Damaged frames that need replacing

Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

Joints and surfaces we work on

  • Coping and flashing joints
  • Stone and brick facade joints
  • Window and door perimeters
  • Shopfront frames
  • Perimeter joints where frames meet the structure
  • Cladding panel joints

Mastic packages on Windsor sites

Windsor is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager. There are a good number of hotels within about 2 miles of Windsor. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

For contractors on a campus like Royal Holloway University, which lies south-east of Windsor, facade and perimeter sealing has to fit around students and term dates. For contractors refurbishing units at places like Portland Business Park, 2.3 miles east of Windsor, the mastic covers cladding panels, roller-door and window perimeters.

Windsor is about 3 miles south of Slough, in Windsor and Maidenhead. Any commercial site in Windsor is covered. 60 places across Windsor and Maidenhead fall within our area, Windsor among them. Sites around Reading have their own page, roughly 15 miles from Windsor.

Business premises anywhere in SL4 are within our area for facade joints. For a building on Athlone Square, Leigh Square and Furness Square or nearby, we can quote for facade joints. Being close to the A308 and A332, Windsor is straightforward for us to reach. Nearby places we also cover include Clewer (1 mile north), Dedworth (1 mile west), Boveney (1 mile north-west), Eton Wick (1 mile north) and Oakley Green (1 mile west) for facade joints. A short drive away, we cover Maidenhead (5 miles north-west), Boyn Hill (5 miles north-west), Cookham (7 miles north-west), Furze Platt (6 miles north-west), Broomhall (6 miles south) and South Ascot (6 miles south). Among the larger centres in Windsor and Maidenhead is Windsor, and its commercial and public buildings are all within our area.

Why deal with it now?

Open facade joints also let air and dirt through: occupants notice draughts and cold spots around windows. Resealing deals with the draught as well as the leak. In a town such as Windsor, a lot of buildings are older and have been altered over time, so joints between old and new are often the first to go. Resealing them early protects the building behind.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Your questions answered

Would you work within a site like King Edward VII Hospital?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

Can work at a site such as Royal Holloway University fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Can you work on upper floors?

That comes down to the access arranged for the job. Share what access exists or is planned when you send details.

Do you seal facades in winter?

Year-round work is possible as long as joints are dry and temperatures suit the product. Frost and condensation on glass and steel are common on winter mornings, so we plan around the forecast.

Do you offer coloured sealant?

It depends on the product. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

What type of sealant goes on window perimeters?

The product follows the joint’s movement, the surfaces and the specification. Specifications often refer to BS EN 15651-1 for facade sealants or BS EN 15651-2 for glazing and we follow the specified product.

Keeping the joints sound

To get the most from the new sealant:

  • Brief window cleaners about newly sealed joints
  • Plan facade sealing alongside redecoration
  • Inspect facade joints on a regular cycle
  • Ask about asbestos in pre-2000 mastic

Look at perimeter and panel joints as part of routine building checks. Watch for splits, gaps at the edges, hardening and discolouration.

Get the joint design right when resealing: the right width, backing rod and a sealant with enough movement capability. A well-designed joint lasts longer than a like-for-like copy of a failed one.
