Expansion joint sealing for Shawlands sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

How we handle expansion joint sealing in Shawlands

Long runs of brick or block have movement joints built in, and they’re easy to miss until the sealant fails. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal is cut away, backing rod goes in at depth, and a low-modulus masonry sealant is gunned and tooled, primed where the manufacturer specifies. Site teams most often ask us about torn sealant in brick or block movement joints and debris jammed in movement joints, across precast concrete panel joints, brickwork movement joints and car park decks and ramps. Most enquiries from Shawlands start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.

Older stone buildings in Scotland’s cities often have later extensions, with movement joints where old meets new. They need the right movement class and correct width and depth to last.

A 12-month guarantee applies to all our work in Glasgow. Should something we installed fail, call the office on 01277 525 020 or send details through our quote form and we will come back to it.

Surface by surface

Internal floor movement joints

Warehouse and retail floors have saw-cut induced joints and construction joints. A semi-rigid filler is common in trafficked industrial floors and a flexible sealant where the joint moves more.

Car park decks and ramps

Deck and ramp joints take tyre loads, grit and de-icing salts. We use a sealant made for wheel loads and the expected movement.

Our process

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. For premises in Shawlands, tell us about access times, shared entrances and any building rules, and we’ll plan the work to suit, phased where areas need to stay in use.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

Before we start on site

  • Tell us which areas need to stay in use
  • Arrange parking or a loading space
  • For older buildings, check the asbestos register before work

Your questions answered

Will our site in Shawlands have to close for joint sealing?

Usually not: we work in sections and hand each one back once it has cured. The phasing plan comes with the quote.

Can you work at a site such as Auldhouse Retail Park, by Shawlands?

Yes. Estates, retail parks and business parks around Shawlands, Auldhouse Retail Park among them, are all within reach. A few photographs and the unit address let us price the work.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Do you work in Shawlands?

Yes. We take on work across Shawlands, and the same phone number covers every area.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Can you work on car park ramps and decks?

Yes. Deck and ramp joints are resealed with a trafficable sealant chosen for the movement, and phased work can be planned so parts of the car park stay in use.

Can a joint be sealed if the edges are broken?

A bond is only as strong as the material behind it, so broken or crumbling edges have to be repaired first. Where it’s visible beforehand, we will say so when we quote.

When to call us in Shawlands

Repeated failure often traces back to the wrong product. A stiff or general-purpose sealant across a joint with large movement won’t cope. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.

Clients normally get in touch after noticing something like this:

  • Arrises breaking up along floor joints
  • Damp inside where a wall movement joint has failed
  • Movement joints with split or torn sealant
  • Water dripping through deck or ramp joints

In a school such as Shawlands Academy, movement joints in brick, block and hall floors tend to be forgotten until they leak.

How to choose a sealant contractor

Why act early in Shawlands

Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use. Tell us what has to stay open and we will plan around it. Scottish city buildings take plenty of rain, so a split or hardened joint lets water into the wall. Resealing promptly protects the stone and the interior.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Inspect movement joints alongside other routine building checks
  • Record the sealant used and the date in the O&M file
  • Look over external and deck joints after a hard winter
  • Reopen bays and walkways only after the stated cure time

Floor joints on main traffic routes need watching more closely than the rest. Keep racking feet and heavy point loads off joint lines, and report any chipped edges early.

An open joint fills with grit, and a joint full of grit can’t close. The arrises crack and break away under the load and the reseal becomes an edge repair as well. A sound seal keeps the joint working.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Damaged metal nosings or cover plates over a joint
  • Waterproofing layers buried beneath the sealant
  • Movement on a scale no sealant is meant to absorb

If in doubt, phone 01277 525 020 or email a schedule or drawings and we’ll say what we think.

What we seal
