Expansion joint sealing for commercial buildings in Reay

A movement joint only works while its seal does. When the sealant splits or lets go, the gap fills with dirt and water. Resealing at the first signs of failure is far cheaper than repairing the material either side. If you have expansion joints filled with dirt and stones and brittle, chalky sealant on external joints, we can put it right, on car park decks and ramps, blockwork control joints and brickwork movement joints alike. Whether you call it commercial sealant work, mastic application or joint sealing, in Reay it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Travel to smaller places like Reay is planned so the work is done in one trip where possible. Send photos, joint widths and details of the traffic first.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

Different surfaces, different methods

Car park decks and ramps

Deck and ramp joints take tyre loads, grit and de-icing salts. We use a sealant made for wheel loads and the expected movement.

Cladding panel joints

We confirm what access is in place before pricing. Close-up photographs help us judge the joints, or we visit if they don’t show enough.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Cracking or settlement that calls for an engineer’s assessment
  • Proprietary pre-formed expansion joint systems

If you are not sure, just call 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.

Surfaces we seal

  • Precast concrete panel joints
  • Brickwork movement joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Car park decks and ramps
  • Cladding panel joints

After the work

Regular inspection catches problems early. Specifically:

  • Record the sealant used and the date in the O&M file
  • Keep stones and debris out of open joint lines
  • Report split or peeling joint sealant early
  • Inspect movement joints alongside other routine building checks

Floor joints on main traffic routes need watching more closely than the rest. Avoid standing heavy loads or racking legs on the joints and flag chipped arrises before they spread.

Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall, turning a sealant job into a repair job. A sound seal keeps the joint working.

Why act early in Reay

Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use. Tell us what has to stay open and we’ll plan around it. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Why appoint us

  • Products installed to the manufacturer’s instructions
  • Over 20 years of commercial sealing
  • Failed material removed, not covered up
  • Colours confirmed for the specified product

Slabs, ramps and loading bays in Reay

With the shore within about 2 miles, Reay counts as a coastal location. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so it pays to keep them sealed. Reay is on Scotland’s drier eastern side. Freezing weather and salt still attack open external joints. Sealing them in drier months limits winter damage.

Once a joint near Reay opens up, grit and water get in and the edges start to break. Around Reay, each joint gets a filler or sealant matched to what crosses it and how much it moves.

Reay is about 10 miles west of Thurso, in Highland. Commercial clients in Reay use us for work on movement joints. We work across 256 places in Highland.

Quoting for work in Reay

The price varies from site to site. It mainly depends on:

  • How much existing material needs removing
  • The product specified
  • Access and working height
  • Joint width, depth and condition

Pricing movement joints depends on how many there are, their condition and the access. Ask us for a fixed quote.

What to include in your enquiry

To price the job accurately, we need a clear picture of the site. Send us:

  • Any specification or named product
  • The site address and postcode
  • Asbestos survey details if the building is older
  • Photos of the joints, close up and from further back

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Your questions answered

Is Reay too small for you to travel to?

No. Places such as Reay are covered as much as the big towns. We work across every Scottish council area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Does a coastal location like Reay affect which sealant is used?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Do you guarantee expansion joint work?

It’s backed by our 12-month guarantee. If a joint we sealed fails inside the 12 months, let us know.

Why has the sealant in our expansion joints split?

Most often the movement is too much for the product or the joint width. That’s why we check width, depth and movement class before quoting, rather than replacing like for like.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Is any job too small?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

On site: what to expect

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. Tell us who will meet us and how to get in at your building near Reay. We’ll confirm the plan with the fixed quote.

  1. We assess the joints on site or from photos, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. The failed seal is cut out and both joint faces cleaned back to sound material.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

What we need from you

  • Tell us which areas need to stay in use
  • Tell us your opening times and when work is allowed
  • Send asbestos survey details if the building is pre-2000
