Expansion joint sealing for Lake sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Keeping the joints sound

For the best life from the joints:

  • Leave barriers in place until fresh joint sealant has cured
  • Treat a small split as a warning, not a cosmetic issue
  • Check joints after long freezing spells
  • Include every elevation and deck joint in periodic inspections

Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth and we’ll tell you when each bay or area can reopen. Barriers left in place until then protect the finish.

On a multi-storey car park, a failed joint typically shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles. Resealing early limits the damage.

About our expansion joint sealing in Lake

The seal is what lets a movement joint do its job. When the sealant splits or lets go, the gap fills with dirt and water, the joint can’t close properly and its edges begin to crumble. Resealing at the first signs of failure is far cheaper than repairing the material either side. Most enquiries involve expansion joints split through the centre of the bead and spalled or broken joint edges in floors and decks, across blockwork control joints, podiums and floor movement joints and car park decks and ramps. For commercial sealant work in Lake, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Around places the size of Lake, joints that need sealing tend to be in rural business units, farm buildings put to commercial use, schools and community buildings. Concrete floors and yards in these buildings move and crack like any others.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Commercial clients in Lake

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Lake. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Diagnose, treat, sign off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and we clear our waste as we work. Work in places the size of Lake is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. We strip out the old seal and prepare the faces.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Getting the site ready

Advice

Do you need expansion joint sealing in Lake?

Most movement joint failures come down to the joint stretching further than the sealant can take. A joint that’s too narrow for the movement, or a product with the wrong movement class, will split through the middle. Resealing like for like often fails the same way unless width and product are reviewed.

Common reasons buildings call us in:

  • Sealant pulling off the joint face
  • Torn sealant in brick or block movement joints
  • Weathered movement joint sealant that no longer flexes
  • Damp inside where a wall movement joint has failed

Another example is Whitecross Business Centre, which lies south-west of Lake, where floors and yards would be done in stages around the occupiers.

Questions to ask before you book

  • How the existing material will be dealt with
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • How they handle RAMS and site documents
  • Do they follow the manufacturer’s priming guidance?

How to choose a sealant contractor

When it isn’t the sealant

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Cracking or settlement that calls for an engineer’s assessment
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

If in doubt, call 01277 525 020 or email a schedule or drawings and we’ll say what we think.

What we seal

FAQs: Lake

Is Lake too small for you to travel to?

No. Small places get the same service as large ones. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Does the sea air around Lake change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

How much does the work cost?

Every job gets its own fixed quote. For yours, speak to us on 01277 525 020 or send photos by email.

When can you be on site?

The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.

What about RAMS and site documents?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Who decides which product is used?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Expansion joint sealing in Lake: the local picture

Lake sits close to the coast, within about 1 mile. Open joints in coastal car parks and yards let in salt-laden water as well as grit, so a failed joint lets more in and the edges break up sooner. The South East is one of the drier parts of the UK. Even so, yard and car park joints are only sealed when they’re dry and clean, and where de-icing salt is spread in winter, open joints let it in.

Hospital campuses such as Arthur Webster Memorial Hospital for Children (1.2 miles south-west of Lake) grow in stages, leaving movement joints wherever new blocks meet old. Schools like Broadlea Primary School often have long brick elevations with movement joints that age quietly.

Lake is about 1 mile south-west of Sandown, in the Isle of Wight. Our applicators travel to Lake for work on movement joints, handled exactly as we handle every other area. Our the Isle of Wight coverage takes in 125 places. We also cover Portsmouth, some 12 miles away.

Postcode districts covered here: PO36 and PO37 for movement joints. Buildings on Lea Road, New Road and Percy Road are within our area. With the A3055 nearby, Lake is easy to get to with materials and equipment. Nearby places we also cover include Sandown (1 mile north-east), Alverstone (1 mile north-west), Queen's Bower (1 mile north-west), Shanklin (1 mile south) and Alverstone Garden Village (1 mile north-west) for movement joints. Where a site is remote or on an island, travel and materials need planning ahead, so include the location in your enquiry.
