Expansion joint sealing for commercial buildings in Cheapside
Width, depth and product all have to work together. Joint width must suit the movement and the movement class of the sealant, and depth is controlled using closed-cell backing rod, or bond-breaker tape in shallow joints. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises and the bead bonds to the sides, never the back. Site teams most often ask us about damp inside where a wall movement joint has failed and joints packed with grit and debris, across podiums and floor movement joints, brickwork movement joints and car park decks and ramps. For commercial sealant work in Cheapside, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.
Smaller community and commercial buildings around Cheapside have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Our process
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases, and we clear our waste as we work. For a building around Cheapside, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.
- First, the joints are inspected for width, movement and the type of failure.
- A fixed quote follows, naming the sealant and its movement class.
- We strip out the old seal and prepare the faces.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
- Each joint is inspected and handed over with our 12-month guarantee.
Preparing the site
- Explain the parking and delivery arrangements
- Send asbestos survey details if the building is pre-2000
- Tell us what induction or permit system the site runs

FAQs: Cheapside
Is hospital work, at somewhere like Heatherwood Hospital, something you do?
Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Can you work at a site such as Ascot Business Park, by Cheapside?
Yes. We cover Cheapside and the area around it, including industrial estates, business parks and retail parks such as Ascot Business Park. A few photographs and the unit address let us price the work.
When is resealing likely to be due?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
Do you use silicone or polyurethane in movement joints?
Movement capability matters most. Hybrid or MS polymer products suit some mixed-material joints.
What timescale should we allow for resealing expansion joints?
Expect a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints and phased work can stretch that to suit your site. We will confirm when each area can be used again.
How soon can the area be used again?
We’ll confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.
Can the building stay open while you work?
Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.
When to call us in Cheapside
Repeated failure often traces back to the wrong product. A stiff or general-purpose sealant across a joint with large movement won’t cope. Movement capability is set out in BS EN ISO 11600.
Clients typically get in touch after noticing something like this:
- Car park joints leaking onto vehicles below
- Rain penetration at brick or block movement joints
- Chipped joint edges on forklift routes
- Previous reseals laid over old sealant
A campus such as Imperial College Silwood Park Campus, 0.5 miles to the south of Cheapside, has long runs of movement joint in its buildings, decks and paving.
What to look for in a quote
- Do they follow the manufacturer’s priming guidance?
- How joint depth will be controlled
- What level of public liability insurance do they hold?
- Their pre-qualification and accreditations
What happens if it’s left?
Combining joint work with other maintenance reduces set-up costs. Leaking joints need sealing now because damage continues. Urgent joints now, the rest later, is often the sensible plan. Converted and older buildings near places like Cheapside tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.
There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.

Looking after the joints
To get the most from the new sealant:
- Inspect movement joints alongside other routine building checks
- Keep product details with the building records for the next reseal
- Clear dirt from joint lines during routine cleaning
- Treat a small split as a warning, not a cosmetic issue
Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth and we’ll tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.
An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. A sound seal keeps the joint working.
Traffic, movement and joints around Cheapside
The South East is one of the drier parts of the UK. External slab and deck joints still need a dry, clean joint to seal, and winter de-icing salt on car parks and ramps works into any open joint. At about 24 miles from central London, Cheapside is within reach of the capital. The roads out of London are lined with trade parks and distribution sheds.
Large sites such as Heatherwood Hospital (to the south-west of Cheapside) have car parks, service roads and long elevations with movement joints in brick and panels. Office parks like Ascot Business Park, 1.6 miles south-west of Cheapside, have decks, ramps and clad elevations whose joints take movement every day.
Cheapside is about 4 miles south of Windsor, in Windsor and Maidenhead. If you are looking for expansion joint sealing in Cheapside, we can help, as we do across Windsor and Maidenhead. Our Windsor and Maidenhead coverage takes in 60 places, from busy centres to rural villages. Sites around Reading have their own page, about 14 miles away.

Near you in Cheapside
We work on buildings around Papplewick School, Charters School and Thatched Tavern Public House. The nearest railway station is Ascot station, roughly 1.6 miles south-west of the centre. A little further out are Heatherwood Hospital (1.8 miles west) and Berkshire Yeomanry Museum (3.9 miles north-east). For a walk, there’s Virginia Water Lake and Gracious Pond.
General trades versus a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
When something else is needed
Some faults sit outside our scope, and we point that out rather than sealing over them:
- Concrete or masonry repairs along the arrises
- Changing the joint layout or spacing of a structure
- Leaks coming from the membrane rather than the joint seal
If in doubt, speak to us on 01277 525 020 or email the details over and we’ll say what we think.
