Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
Construction mastic for commercial buildings in Walls
External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work. Internal areas can usually carry on while the outside waits. Most enquiries involve sanitary sealant damaged by following trades and mastic snags holding up handover, on floor and skirting junctions, internal decorators’ caulk and window and door perimeters. A single leaking joint is often how a building in Walls first comes to us: we look at the rest while we’re there and tell you what we find.
Sites near smaller places like Walls can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photos let us bring the right sealants, primers and backing rod first time.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Different surfaces, different methods
Snagging before handover
Snags usually come from damage by following trades, missed joints or poor earlier work. We price snagging as part of the package or as a separate visit.
Internal decorators’ caulk
Acrylic caulk fills internal gaps around trims, boards and frames ahead of decorating. It’s for gaps that stay still and get painted.
Leave it or put it right?
A quick bead over a damaged joint can get an area past inspection, but it won’t last. New sealant laid on old or dirty sealant has nothing to bond to, and the defect comes back after handover. We cut out and redo the joint properly. Around smaller places like Walls, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
Maintenance after handover
A few simple habits keep the new joints working:
- Use the product the specification names
- Don’t schedule sealing before decorators and flooring are done
- Flag uneven or tapered frame gaps early
- Plan external elevations with the weather in mind
Our 12-month guarantee covers the workmanship from sign-off. The guarantee covers how we sealed, not later damage by other trades.
A missed perimeter seal on one window can wet the reveal and the plaster inside. That usually means redoing finishes in a completed area and possibly a delayed handover. A check of every frame before decorators start is worth the time.
Sites and facades in and around Walls
With the shore within about 1 mile, Walls counts as a coastal location. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Being on an island, Walls means planning around ferry times as well as the weather. We need drawings and a programme early so materials come on the right crossing.
A facade joint near Walls lasts when width, depth and backing are right, not just the finish. For contractors building in or near Walls, we seal to the drawings, the specification and the programme.

What else we do in Walls
Your questions answered
Do you work on the island where Walls is?
Yes. Islands are part of our area, Walls included. We group island work where we can and plan around the crossings.
Can you work to our programme on a site in or near Walls?
Yes, we work to the programme and the sequence the site sets. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Can staff carry on working while you’re here?
Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.
Will you just go over the old sealant?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
How do I request a quote?
It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.
Can the sealant be colour-matched?
In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.
When can you be on site?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
How a job runs
Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. Advice
What we can’t put right
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Frame gaps too wide for sealant, which the installer needs to correct
- Designing joint widths or choosing the specification (that sits with the designer)
- Defective windows, doors or glazing units (the supplier or installer’s job)
Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.
