How we handle construction mastic in Melby
Site managers want applicators who turn up with the right cards and paperwork. We’re a Constructionline member and CHAS accredited, and every applicator holds a CSCS card, with public liability insurance in place. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We work on internal decorators’ caulk, sanitary and kitchen joints and cladding and panel joints, and what we’re called in for most is caulk cracking where joints are moving more than expected and a mastic package split between trades with no clear owner. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Melby is the same: the right product in a properly prepared joint.
In smaller places such as Melby, building work tends to be single schemes rather than big developments. The mastic still needs to suit exposed elevations and Scottish weather.
Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

FAQs: Melby
Our building in Melby is near the coast: does that change the sealant?
It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Will you travel to Melby on the island?
Yes, Melby is within the area we cover. We cover the whole of Scotland. We plan island jobs around the ferry and the forecast, and bring everything the job needs on the first crossing.
Can you fit around our working hours?
We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.
How long does a typical visit take?
It depends on the scope, though a typical visit usually takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. For bigger or phased jobs, we will set out a timescale with the quote.
Is any job too small?
We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.
Do you do fire-rated sealing on new builds?
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested details. Fire-stopping design and sign-off sit with the designer and building control.
Can you fit around our programme?
We seal plot by plot or floor by floor as areas are released. The sequence is agreed with the site manager at the start and updated as the programme moves.
How the quote is worked out
A fixed quote reflects the actual work. It allows for:
- Induction, permit and paperwork requirements
- Which sealant the job calls for
- Any access equipment needed
- Distance, for remote addresses
The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
What to include in your enquiry
However big the job, these details speed things up:
- Approximate linear metres or a joint schedule
- Anything awkward about access or site hours
- When you need the work done
- A wide shot and a close-up of the area
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to speak to us on 01277 525 020 or use the quote form.
From enquiry to sign-off
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes as long as the agreed sequence needs, which comes down to joint lengths, access and handover dates, and our waste is bagged and taken away as we go. Where we can, we combine work around Melby with other jobs nearby, to make the most of each trip. Let us know if your dates have any give.
- We start with the drawings, specification and programme.

New build and refits around Melby
Melby lies within about 1 mile of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. Being on an island, Melby means planning around ferry times as well as the weather. With drawings and the programme in hand, the whole mastic package comes with us.
Sites around Melby get mastic sealed to the drawings and the programme, nothing improvised. Window perimeters and facade joints around Melby need correct width, depth and backing rod as much as a neat finish.
Melby is in the Shetland Islands. Commercial clients in Melby use us for work on mastic packages. Melby is one of 63 places we cover in the Shetland Islands.

When something else is needed
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:
- Frame gaps too wide for sealant, which the installer needs to correct
- Joint design decisions that belong to the architect or engineer
- Approving fire stopping as compliant
If in doubt, call 01277 525 020 or email the details over and we’ll say what we think.
Surfaces we seal
- Sanitary and kitchen joints
- Brick and block movement joints
- Internal decorators’ caulk
- Cladding and panel joints
- Window and door perimeters
- Floor and skirting junctions
When to bring in a specialist
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Looking after the joints
After handover, a little attention goes a long way:
- Brief following trades on areas that have been sealed
- Share drawings and the specification as soon as possible
- Flag uneven or tapered frame gaps early
- Keep product details for future maintenance
Once an area is sealed, protect it from following trades. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked, and that time depends on the product, temperature and joint depth.
Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure so packing or adjustment by the installer comes first. We flag them as soon as we see them.
