Commercial sealant contractors in Brighton

Few cities have a seafront like Brighton and Hove’s, and few put sealant under quite as much strain. Hotels, apartments and offices face the English Channel head on, taking wind, salt spray and sun on their windows and joints. Behind the front, the city holds two universities, a major hospital, busy retail streets and a strong digital and creative sector. Brighton and Hove, and both East and West Sussex, are all within our area.

Our work here covers window and door perimeter sealing, facade joints, fire-rated sealing at service penetrations where specified, hotel and office washrooms, restaurant kitchens and shop fits. You send details, we return a fixed quote, we seal, and the work carries a 12-month guarantee. Visit facade sealing or send your details.

Regency terraces, seafront blocks and conversions

Much of the seafront in Brighton and Hove is lined with Regency and Victorian terraces finished in painted stucco, many now hotels, flats or offices. Replacement windows set into those openings rely on mastic to keep driven rain out, and on such exposed elevations the bead takes a pounding. Where listing or conservation-area status applies, the owner or their architect decides what is acceptable; we work to the agreed specification and can match colour to painted render and frames with colour-matched sealant.

Converted terraces and purpose-built seafront blocks are often managed by agents for groups of leaseholders. Communal windows, roof-level joints where sealant is the specified fix, balcony thresholds and entrance doors are the usual resealing items. Our mastic sealing service can run as a programme across a block, and housing and managing agents explains how we quote.

Conversions also create fire-resisting floors and walls between flats and between commercial and residential uses. Service penetrations through those elements should be sealed to the specified detail; see fire-rated vs intumescent sealant for the differences between products.

Salt spray, wind and seafront exposure

Brighton’s seafront is fully exposed to weather coming off the Channel. Wind-driven rain, salt spray and strong sunshine all age sealant quickly, and joints that were too narrow or applied without a backing rod fail sooner. Sussex gets more sunshine and less rain than much of Britain, which helps with planning external work, but sealant still cannot go onto a wet or salty surface, so cleaning and drying the joint comes first.

For managing agents and hotel estates teams, regular inspection of seafront elevations is the best defence. Our guide to planned sealant maintenance explains how to build checks into a programme. Elevations facing the sea usually show wear first, so it makes sense to inspect those every year and the sheltered sides less often; photographs taken at each inspection help agents show leaseholders why work is needed.

Hotels, healthcare, education, retail and offices

Hotels are central to the city, from large seafront properties to smaller boutique hotels in converted terraces. Guest bathrooms need resealing in phases so rooms return to sale quickly; see hotels and hotel sealant programmes. Conference and events venues add busy washrooms and kitchens.

The Royal Sussex County Hospital is the city’s main hospital, where infection control and occupied areas shape the work (healthcare). The University of Brighton and the University of Sussex have large estates, best sealed during vacations. Churchill Square, the Lanes and North Laine are full of shops and restaurants needing shop-fit and kitchen sealing (restaurants and kitchens), while offices for the city’s digital firms bring fit-out and washroom work.

New apartment and mixed-use schemes keep appearing across the city, often on tight plots with limited storage and loading. Main contractors and developers can hand us the mastic package and we’ll seal to the programme, floor by floor, with snagging before handover; see construction mastic. For agents and estates teams running occupied buildings, we phase the work so residents, guests or staff keep using the rest of the building, and we agree working areas, storage and any noise-sensitive times before we start. Tell us your site hours and access windows and we’ll plan around them.

How it works

  1. Send details. Drawings, photos, a joint schedule or the site address; we can visit where photos won’t tell the full story.
  2. Get a fixed quote. A fixed price with the scope in writing, and dates agreed around your programme and site hours.
  3. Prepare the joints. Failed sealant cut out, faces cleaned back to sound, dry surfaces, primed where the manufacturer specifies.
  4. Seal and finish. The right product for each joint, at the right depth over backing rod where needed, tooled to a neat finish.
  5. Sign off and guarantee. We walk the work with you, confirm when areas can be used, and our 12-month guarantee applies.

Questions from Brighton

Do you cover Brighton, Hove and the rest of Sussex?

Yes. Brighton and Hove, Worthing, Eastbourne and every other part of East and West Sussex are within our area.

Will you take on window mastic for a seafront terrace?

Yes, provided safe access to the frames exists. For upper-floor external joints, tell us what access is already in place, such as existing scaffold, and we’ll price on that basis.

Can you phase hotel bathroom resealing?

Yes. We take one room or one floor at a time, so the rest of the hotel stays open and rooms go back on sale once the sealant has cured.

Do you work on listed or conservation-area buildings?

Yes, to the specification agreed by the owner or architect. We can match sealant colour to render, stone or frames, and we’ll confirm the colours available for the specified product.

Do you seal restaurant kitchens?

Yes. We use hygienic sealants where food contact is possible and sanitary silicone elsewhere, and can plan the work around service. See hygienic sealing in kitchens.

Do you take on mastic packages for new developments?

Yes. We work to the main contractor’s programme and the specification, from window perimeters to sanitary sealing, and close out sealant snags before handover.

What affects the cost?

Joint length and condition, access, the product, the number of visits and any phasing. Send details for a fixed quote.

How do we request a price?

Send drawings, photos, joint lengths, the site address and programme dates through the quote form, or call 01277 525 020.
