Facades, frames and programmes in Brighton
The sea is no more than about 1 mile from Brighton. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. At about 46 miles from central London, Brighton is within reach of the capital. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes.
For contractors refurbishing units at places like Centenary Industrial Estate, which lies north of Brighton, the mastic covers cladding panels, roller-door and window perimeters. When a college such as Waterbear College Brighton, 0.7 miles to the south-west of Brighton, builds or refurbishes, the mastic package usually has to fit around students and staff.
Brighton is in Brighton and Hove. Our applicators travel to Brighton for work on mastic packages, handled exactly as we handle every other area. Across Brighton and Hove, 29 places are covered, including Brighton.
Work on mastic packages is covered throughout BN1, BN2 and BN3. If your site is on London Road, Isetta Square and Pelham Square or close by, we can quote for mastic packages. Being close to the A23 and A259, Brighton is easy to get to with materials and equipment. Just outside Brighton, we also work in Hanover (1 mile south), Carlton Hill (1 mile south), West Hill (1 mile west), Hollingdean (1 mile north) and Seven Dials (1 mile west). A short drive away, we cover Brighton and Hove (3 miles west), Portslade (4 miles west), Aldrington (3 miles west), Hangleton (3 miles west), Saltdean (4 miles south-east) and Rottingdean (3 miles south-east).

About our construction mastic in Brighton
Buyers, tenants and clients notice sealant lines long before they notice the structure. Untidy or missed joints are among the commonest snag items, and every return visit costs time. We seal so the snag list stays short, area by area through the programme. If you’re dealing with missed perimeter joints on a new elevation and sanitary sealant damaged by following trades, we can help, on sanitary and kitchen joints, window and door perimeters and cladding and panel joints alike. Searching for sealant specialists in Brighton? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
Places the size of Brighton tend to see a steady run of new-build and refurbishment schemes. For main contractors and developers, the mastic package covers window and door perimeters, facade and cladding joints, and internal sealant where it’s specified.
Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

For managing agents and facilities managers
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.
Building owners and managing agents use us on everything from one building to a spread of sites. One quote can cover more than one site, which keeps the paperwork simple.
Our process
We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact. Town-centre jobs in Brighton can mean limited parking and loading, while out-of-town estates normally have yards and car parks. Let us know what’s there when you send details.
- Drawings, specification and programme come to us.
- Quantities are measured and a fixed price returned.
- We agree with the site team which areas come first.
- Each area is sealed when it’s released.
- Every joint is cleaned, set to depth and sealed with the specified product.
- After snagging, the work is handed over under our 12-month guarantee.
Getting the site ready
- Share your working hours and any access restrictions
- Send any specification or drawings in advance
- For older buildings, check the asbestos register before work

How the quote is worked out
We price every job individually. The things that drive the figure:
- Which sealant the job calls for
- Phasing around occupants
- Distance, for remote addresses
- Removal of failed or old sealant
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
What to include in your enquiry
A good diagnosis starts with the right details. Tell us:
- Where the site is, with the postcode
- The type of building and who uses it
- Approximate linear metres or a joint schedule
- Access details, including height
To get a fixed quote, ring 01277 525 020 or email us, telling us the site location and the nature of the job. Our quote form is another easy route.
FAQs: Brighton
Does a coastal location like Brighton affect which sealant is used?
It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.
Do you cover business parks and estates near Brighton, such as Centenary Industrial Estate?
Yes. We cover Brighton and the area around it, including industrial estates, business parks and retail parks such as Centenary Industrial Estate. To start, just ring 01277 525 020 or email the details over with the unit, the joints involved and your access times.
Is colour matching possible?
In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.
Will you stick to the specified products?
We use the product the specification names. If we think an alternative would suit better, we put it to you first.
How do you deal with asbestos in old sealant?
Managing asbestos is the dutyholder’s responsibility, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.
Do your applicators hold CSCS cards?
We’re CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. We confirm any paperwork you need with the quote.
Looking after the joints
Cleaning and maintenance staff play a part too. Pass these on to them:
- Get the mastic subcontractor involved early in the programme
- Note which sealant went where at handover
- Check frame gaps are within the sealant’s range before sealing
- Allow flexibility for external sealing in damp or cold weather
Expect some settlement in the first months. The right product in each joint copes with that, but caulk in a joint that moves more than expected may crack. If that happens, let us know.
Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We flag them as soon as we see them.

What we are called out for in Brighton
Value-engineered products sometimes end up in the wrong joints. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We use what’s specified, and any substitute goes to you for acceptance.
Clients usually get in touch after noticing one or more of the following:
- A mastic package split between trades with no clear owner
- Internal caulk splitting as the building dries out
- A long mastic snag list close to completion
- Perimeter gaps outside the sealant’s range
For a contractor at a hotel such as Part Of The Greenwood Lodge Hotel, 0.6 miles to the south-west of Brighton, the mastic often has to be finished before a reopening date.

When something else is needed
Being straight saves everyone time. New sealant won’t cure:
- Oversized gaps that need packing or adjustment by others
- Specifying the product where the designer hasn’t
- Faulty frames rather than failed sealant
If you’re not sure, just call the office on 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer.
