Why sealant matters in a hotel
In a hotel, sealant is part of what guests see. A dark line of mould around a shower tray or a lifting bead at the vanity top is exactly the detail that gets mentioned at checkout, and a failed shower seal can leak into the room below and take two rooms out of sale instead of one. Housekeeping can clean surfaces, but once mould has grown inside the silicone, replacement is the only answer.
We work with hotel operators, owners and facilities teams on washroom and wet-area sealing in guest bathrooms and public areas, and on wider commercial sealant work across the building, inside and out.
Joints and areas we typically seal
- Baths, shower trays, screens and wet room floors in guest bathrooms
- Vanity tops, basins and WCs
- Public washrooms, spa and gym changing areas
- Kitchens, bars and back-of-house areas
- Window perimeters and facade joints (facade sealing)
- Service penetrations in fire-resisting walls and floors, where fire-rated sealant is specified
Planning around guests
Hotels rarely want more than a handful of rooms out at once. We agree a programme with your operations and housekeeping teams, taking rooms in batches by floor or wing so the rest stay in sale. Each room goes back to housekeeping with a clear time to wait before guests shower, so turnarounds can be planned. Tell us your site hours and access windows and we’ll plan around them. Public washrooms can be phased so some facilities on each floor stay open. Our article on room-by-room hotel programmes sets out how that usually works.
Finishes, colour and brand standards
Many hotel groups set finishes for bathrooms and public spaces. Where a white bead would stand out against dark stone or coloured tiles, coloured and colour-matched sealant can be used, and we’ll confirm the colours available for the specified product. If your brand has a finishes schedule, send it with your enquiry. The colour-matching guide explains what to expect.
Fire-rated sealing after refurbishments
Bedroom refurbishments and new cabling for TV, data and door access often pass through fire-resisting walls between rooms and corridors. Where fire-rated sealant is the specified product, we install it to the manufacturer’s tested detail (fire-rated sealing). Design and sign-off sit with your fire engineer, designer or building control. See fire stopping after fit-out works.
Who we work with in hospitality
Hotel work reaches us from several directions: general managers and maintenance teams at single hotels, group facilities teams planning across several properties, and contractors running refurbishments. Whichever route, the process is the same. You send details, photos or a room schedule; we diagnose what has failed and why; you get a fixed quote; we seal; and the work carries our 12-month guarantee. We are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry £5m public liability insurance. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Hotels: common questions
Can you reseal bathrooms without closing a whole floor?
Yes. Rooms are taken in batches agreed with your operations team, so most stay in sale.
How soon can a resealed room be let?
That depends on the product and conditions. You’re told for each room how long to wait before the shower is used.
Can the sealant match our bathroom finishes?
Sealants come in a wide range of standard colours. We’ll confirm the colours available for the specified product.
Do you work on hotel kitchens too?
Yes. Kitchen worktops, sinks, splashbacks and wash-up areas can be included, with hygienic sealants where food contact is possible.
Do you cover hotels in Scotland?
Yes. Every Scottish council area is in our coverage, along with Greater London and South East England.
