Offices & facilities: send details for a fixed quote

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What office buildings need

Office sealant work is mostly routine, but it is easy to lose track of. Washroom joints go mouldy, tea point worktops lift, window perimeters crack on the sunny elevations and movement joints in the facade age at their own pace. Each problem is small, but together they affect how occupiers see the building, and failed external joints can lead to leaks that cost far more than the sealant.

We work for facilities managers, building managers, landlords and occupiers on commercial sealant across office buildings, including washroom sealing, facade and window perimeter sealing and fire-rated sealing where it is specified.

Typical areas

  • Washrooms, showers and accessible toilets
  • Tea points, kitchens and breakout areas
  • Window and curtain-wall perimeter joints where frames meet the structure
  • External facade and movement joints
  • Reception and lobby finishes where sealant shows
  • Service penetrations in risers and fire-resisting walls after fit-outs

Planning around occupied floors

Most office work happens in buildings that are in use. We agree the order with your building manager, taking washrooms floor by floor so others stay open, and sealing tea points and kitchens when they can be spared. Tell us your site hours and access windows and we’ll plan around them, including any landlord rules on contractors, loading bays and lifts. In central London and the City, loading and parking need planning in advance, so let us know the arrangements when you send details.

After fit-outs and M&E works

Office fit-outs bring new data cabling, pipework and ductwork through risers and fire-resisting walls, and they are one of the commonest reasons fire stopping gets breached. A check after the trades leave is good practice. Where fire-rated sealant is the specified product, we install it to the manufacturer’s tested detail; design and sign-off stay with the designer, fire engineer or building control. See fire stopping after fit-out works.

Vetting, paperwork and older buildings

Most FMs want three things settled before appointing a sealant contractor: that the firm is properly vetted, that the work will be done safely, and that someone will stand behind it. We are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry £5m public liability insurance. Every job carries a 12-month guarantee on our workmanship. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

In office buildings put up before 2000, some original mastics can contain asbestos. We ask for the asbestos register or survey before disturbing old sealant, and stop work on any suspect joint until it has been tested.

Planned maintenance across a portfolio

For FMs with several buildings, sealant fits well into a planned maintenance programme: inspect, reseal what has failed, and record it. We can quote per building or as one programme, with the same products and standards at each address. Our guides on planned sealant maintenance and choosing a sealant contractor may help.
