Our commercial sealant contractors service in North Lanarkshire

Failed sealant isn’t always the whole story. A leak near a frame edge can start in the frame, the cill or the cavity while a movement joint that keeps tearing may simply be too narrow for the job. Part of the job is telling you when the fix is something other than sealant, so nobody pays for a reseal that can’t hold. Site teams most often ask us about black mould through washroom sealant that won’t clean off and hardened, chalky sealant on south-facing or exposed elevations, on window and door perimeters, floor and threshold joints and washrooms and tea points.

Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Where commercial joints are in North Lanarkshire

Shop fits, office refurbishments and hotel refits in towns such as Motherwell, Cumbernauld and Coatbridge all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.

Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building.

Motherwell: A hotel such as Bentley Hotel (to the south-west of Motherwell) shows how much sealant a hospitality building has on show, from bathroom joints to the bar. Trade counters and showrooms on estates such as Braidhurst Industrial Estate (to the west of Motherwell) need neat joints where clients see them.

What we’re called out for in North Lanarkshire

The wrong sealant in the wrong place is a common cause of early failure. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. BS 6213 gives guidance on choosing construction sealants.

These are often picked up first by site or facilities staff:

  • Water staining near frames, panels or ceilings
  • Weathered facade sealant that no longer flexes
  • Window and door perimeter joints that have cracked open
  • Mouldy silicone around WCs, urinals and vanity tops

Aftercare for building managers

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Check sealant as part of routine building inspections
  • Don’t let cleaning or traffic back on before the cure time is up
  • On pre-2000 buildings, share the asbestos information before work starts
  • Deal with small splits before they become leaks

We stand behind the workmanship with a 12-month guarantee. File the handover note with the building records so it’s easy to find if a joint we sealed gives trouble inside the 12 months.

Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.

General trades versus a specialist

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Leave it or put it right?

A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement.

What your quote should include

  • How they’ll work around occupants
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Who will actually carry out the work
  • What the guarantee covers, and for how long

What sets the cost

Each job is priced on its own details. The things that drive the figure:

  • Location, for remote and island sites
  • Whether the work must be split into stages
  • Specialist products, such as fire-rated or hygienic sealants
  • Joint width, depth and condition

The price depends on the quantity of joints, how much old material needs removing and the access. Call for a fixed quote when you are ready.

Sending details for a quote

For an accurate fixed quote, we need to understand the site. Send us:

  • Access details, including height
  • The asbestos register, for older buildings
  • When you need the work done
  • Photos of the joints, close up and from further back

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, call 01277 525 020 or email a schedule or drawings.

Questions about North Lanarkshire

Is your work guaranteed?

The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.

Is it OK to apply fresh sealant over existing beads?

Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Will the building have to shut during the work?

It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance.

When can the area be used after sealing?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.
