What Hareshaw’s businesses ask us to seal
Hareshaw is in the east of Scotland, which is drier than the west. Cold snaps still affect when external joints can be sealed. Hareshaw has two named business or industrial parks inside a 3-mile radius. Sites like these see regular refits, with shopfronts, offices and staff areas to seal.
A business with units at Newhouse Industrial Estate and Chapelhall Industrial Estate needn’t use two contractors for its sealant. Trade counters and showrooms on estates such as Newhouse Industrial Estate (1.7 miles west of Hareshaw) need neat joints where customers see them. Premises within reach of Cleland station (1.6 miles south of Hareshaw) often have busy frontages where joints are seen by everyone passing.

How we handle commercial sealant contractors in Hareshaw
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and on a working site that normally surfaces as a leak, a stain or a complaint from occupiers. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors looking after property in Hareshaw. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. The enquiries we see most involve wall and floor joints that have lost their seal and frame sealant that has cracked, shrunk or pulled away, across window and door perimeters, floor and threshold joints and kitchen worktops and splashbacks. Whether you call it commercial sealant work, mastic application or joint sealing, in Hareshaw it comes down to the same thing: the right product in a properly prepared joint.
In an occupied building in Hareshaw, the job is planned so areas stay in use: we agree the order with you and hand back each area with its cure time.
In smaller Scottish places like Hareshaw, commercial buildings are often hotels, pubs, shops, schools, surgeries and farm or estate buildings put to new use. Each has kitchens, washrooms and frames that depend on sound joints.
Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we’re clear about what is covered before work starts.

How the job changes by surface
Facade and cladding joints
Facade sealant failures can be hard to spot from the ground. Close-up photos or a site visit tell us what’s needed, and we’ll confirm the colours available for the specified product.
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone, phasing the rooms so not every toilet is closed at once.
Work for main contractors and building owners
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.
Questions about Hareshaw
Do you offer colour-matched sealant for buildings in Hareshaw?
Yes, sealants come in a wide range of standard colours, and matching to RAL references, cladding, stone or frames is a common request. The quote lists the colours the product is made in.
Is a smaller place like Hareshaw outside your area?
Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.
Do you work directly for building managers?
Yes. A large share of our work comes through facilities managers, managing agents and landlords. We can work to your instruction process and site rules.
Is it OK to apply fresh sealant over existing beads?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
How long do sealant joints last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
Will the building have to shut during the work?
We phase the work so parts of the building stay open. Tell us your site hours and access windows and we will plan around them.
Do you check for asbestos before removing sealant?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.
Why act early in Hareshaw
Patching the worst lengths can be the right call on a tight budget. Where the remaining sealant is just as old, it tends to fail soon after, and a second visit means paying for access and set-up again. Where it helps, we quote a patch and a full reseal side by side. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Hareshaw, a repair visit takes planning, so it’s better to act early.
No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Should maintenance staff do it?
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
On site: what to expect
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Where we can, we combine work around Hareshaw with other jobs nearby. Let us know if your dates have any give.
- You send photographs, drawings or a list of the joints and areas involved, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Site hours, access windows and the order of areas are agreed before we start.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- We fit backing to the right depth, prime where specified and lay the new bead.
- Finished joints are checked with you and handed over with our 12-month guarantee.
Preparing the site

Maintenance after handover
Once the work is signed off, a little attention goes a long way:
- Keep barriers up until the new sealant has cured
- Keep abrasive pads and scrapers off resealed joints
- Check sealant as part of routine building inspections
- Make sure ventilation in wet areas is switched on and working
Put sealant on the planned maintenance checklist. A periodic look catches splits and lifting edges early, with external elevations and wet areas first in line. Should something look amiss, you can call the office on 01277 525 020 or email the details over and send a picture.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
