Commercial sealant contractors for businesses in Alperton

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How a job runs

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. All of Greater London is in the ULEZ, and kerbside space in Alperton can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. We begin with whatever information you have, whether that’s photos, a drawing or a list of locations.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. The failed bead is removed and the joint faces cleaned until they’re sound and dry.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

Preparing the site

  • Let us know about inductions and permits
  • Send your site hours and access windows
  • Move anything stored against the joints

How we handle commercial sealant contractors in Alperton

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). Site teams most often ask us about leaks that seem to come through a sealant line and earlier reseals applied straight onto the failed bead, across washrooms and tea points, movement joints in walls and floors and external facade joints. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Alperton, that means joint design, primers and backing rod as standard.

Occupied buildings in Alperton need the work phased: we agree the order with you and hand back each area with its cure time.

London’s commercial stock mixes period buildings turned into offices with modern glass and steel, which means one visit can cover joints against stone, brickwork, coated aluminium and shop-fit panels. Each surface gets its own preparation and, where it’s seen, a sealant colour that sits with it.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Honest limits

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Suspect materials that need testing and specialist removal
  • Cracking that needs a structural engineer to look at it
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)

Not sure which it is? You can call 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

What we seal

  • Kitchen worktops and splashbacks
  • Window and door perimeters
  • Floor and threshold joints
  • Washrooms and tea points
  • Movement joints in walls and floors
  • External facade joints

Leave it or put it right?

A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. In many cases the element is fine and only the seal around it has given up. A careful reseal is a far smaller undertaking than replacement, and we will say so if the frame or fitting is life-expired. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Why us?

  • Commercial sealant work since 2005
  • Fully insured, including public liability cover
  • Workmanship guaranteed for 12 months
  • Joints cleaned back to sound surfaces

Sealant on show in Alperton’s commercial buildings

Alperton has two care or nursing homes no more than 2 miles away. Care homes need tidy, cleanable joints in kitchens, corridors and communal rooms. Alperton has plenty of hotels close by, all within 2 miles. Refits in hotels bring joints at vanity tops, bar counters and reception desks where the colour has to suit the scheme, with rooms done in turn while the rest stay let.

Shopping centres and retail parks such as Stadium Retail Park (to the north-east of Alperton) see a steady turnover of shop fits, each leaving joints where colour and finish matter. A business with units at Phoenix Trading Estate and Manor House Business Park needn’t use two contractors for its sealant.

Alperton is about 2 miles north of Ealing, in Greater London. We cover commercial sites throughout Alperton, whether it’s a single job or part of a planned programme. Our Greater London coverage takes in 764 places. We also cover London, around 9 miles from Alperton.

Your questions answered

Must a hotel around Alperton close while you work?

In most cases no closure is needed: we work room by room or floor by floor. Tell us your quiet periods and access windows and we will plan around them.

Can you cope with the access rules in a London building?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. The building manager’s rules go straight into our method. The ULEZ covers the whole of Greater London, which we allow for

Do you check for asbestos before removing sealant?

It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.

When is resealing likely to be due?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

How do we get a quote?

Send photographs, drawings or a list of locations through the quote form on this site. Where we need to see it, we will arrange a site visit, then send a fixed quote.

Is the old sealant taken out first?

Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away and isn’t worth paying for.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.

Do you need commercial sealant contractors in Alperton?

Outside, sunlight and rain wear sealant down year after year. Sunny elevations dry the surface out and exposed ones take driving rain, so beads chalk, stiffen and lose their stretch. A hardened bead can’t follow the building any more.

Look out for the following:

  • Expansion joints with the sealant torn out
  • Sanitary sealant that has gone black and patchy
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Untidy joints in a reception, shop floor or lobby

A unit on an estate like Phoenix Trading Estate (to the west of Alperton) normally has an office front, a trade counter and staff facilities with joints of their own.

Before you book anyone

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their public liability cover
  • Is the sealant right for the movement and the substrate?
  • Are they CHAS accredited or on Constructionline?

Questions to ask before you appoint anyone

What sets the cost

To price the job, we consider:

  • Removal of failed or old sealant
  • Induction, permit and paperwork requirements
  • Which sealant the job calls for
  • Distance, for remote addresses

Pricing sealant joints depends on how many there are, their condition and the access, plus any specification you’re working to. Ask us for a fixed quote.

Details that help us quote

We can often quote from photos and a few details. Please tell us:

  • The asbestos register, for older buildings
  • Approximate linear metres or a joint schedule
  • Any specification or named product
  • Your programme or deadline

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, give us a call on 01277 525 020 or email us.

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
