For owners and agents in The Wisp

The Wisp is within about 2 miles of the coast. For owners and agents with buildings near the sea, exposed elevations are where frame mastic fails first, so it’s worth inspecting those sides more often. The Wisp is in the east of Scotland, which is drier than the west. Outside mastic still waits for dry, frost-clear conditions. Block programmes are built with that in mind

If you’re responsible for a building such as Robin Chapel, frame and door mastic needs the same attention as any other property. Landlords with units on estates such as Craigmillar Shopping Centre (0.7 miles north-west of The Wisp) can bring frame, door and external mastic across several units into one programme. For a school such as Castlebrae Community High School, perimeter mastic on windows and doors is a holiday job.

The Wisp is about 3 miles south-west of Musselburgh, in Edinburgh. Commercial clients in The Wisp can call on us for mastic joints, as part of our coverage of Edinburgh. 174 places across Edinburgh fall within our area, The Wisp among them.

How we handle mastic sealing in The Wisp

Our clients include managing agents, property factors in Scotland, housing associations and landlords with block or commercial portfolios. Many prefer a planned programme to one-off visits and we quote and schedule each building in turn. If you’re dealing with old repairs sealed over failed mastic and occupiers reporting cold air round windows, we can put it right, on shopfronts below residential blocks, balcony and threshold joints and external wall and movement joints alike. Whether you call it commercial sealant work, mastic application or joint sealing, the work in The Wisp is the same: the right product in a properly prepared joint.

Many of Scotland’s city tenements are looked after by property factors. Shared-part mastic work is typically agreed by the owners, often through the factor, and can cover a whole close or block.

Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Looking after the joints

To get the most from the new sealant:

  • Track which buildings were done and when
  • Reduce knocks to communal area joints
  • Mention RAMS, insurance or CSCS requirements up front
  • Make it easy for occupiers to report draughts

Ask residents or tenants to report draughts or leaks round windows early. Early reports catch failures before damage spreads.

Left open, joint edges in render, brick or frames can deteriorate. Then the edges may need repairing first and the job grows.

Our process

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes one or more days per building, depending on the joint lengths and the access, and our waste is bagged and taken away as we go. Give us the access times and building rules for your premises in The Wisp, and we’ll plan the work to suit, phased where areas need to stay in use.

  1. We check the asbestos register for older buildings and look at the joints.
  2. The products and programme are set out in a fixed quote.
  3. We strip out the old sealant.
  4. Joint faces are cleaned, backed and resealed.
  5. We finish each building before moving to the next.

Getting the site ready

  • Tell us your opening times and when work is allowed
  • Share the asbestos register for older buildings
  • Move anything stored against the joints

Getting a fixed quote

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

Why deal with it now?

Replacing mastic before water gets in is a planned job. After water has got in, there may be damp, damaged plaster or decoration to put right too and occupiers notice. In a tenement or shared city building, water from a failed joint can reach other owners’ property. Acting early avoids disputes and bigger repairs.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What we can’t put right

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Leaks through the frame itself rather than the perimeter
  • Materials that need asbestos testing before work
  • Misted or failed double-glazed units

If you’re not sure, just phone 01277 525 020 or send details through our quote form and we will give you a straight answer.

Joints and surfaces we work on

  • Balcony and threshold joints
  • Window and door perimeters on blocks
  • Communal kitchens and washrooms
  • Shopfronts below residential blocks
  • Communal entrances and stairwells
  • External wall and movement joints

Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. The Wisp can form part of a wider programme across Edinburgh.

How the quote is worked out

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Site requirements such as inductions and permits
  • How accessible the joints are
  • Phasing around occupants
  • Backing rod, priming and other preparation

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.

Sending details for a quote

A few photographs plus some basic facts will normally do. It helps to include:

  • Rough lengths or quantities, or drawings if you have them
  • The asbestos register, for older buildings
  • Your programme or deadline
  • The product your specification calls for

A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or call the office on 01277 525 020 or email us to discuss it first.

Questions we’re asked in The Wisp

Does a coastal location like The Wisp affect which sealant is used?

It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.

Will you take on a block within reach of Newcraighall station?

Yes. Blocks of any size are within what we do. Give us the building’s details and say how residents are notified, and we’ll quote and plan to suit.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

How soon can the area be used again?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

What about access for upper-floor joints?

We talk through access for each building when we quote. Tell us the number of storeys and whether scaffold or other access is planned and we’ll confirm the approach in the quote.
