Washroom sealing in Boreland, done properly

For clinics, hospitals and care homes, sealed joints matter for infection control as much as appearance. Your estates and infection-control requirements, and any permits the site uses, shape how we work. Any records you need are confirmed with the quote. Site teams most often ask us about users noticing mouldy joints and sealant laid over old silicone and now peeling, across vanity units and basins, kitchens and tea points and showers, trays and wet room floors. Most enquiries from Boreland start with one failed joint and grow into a wider look at the building: we look at the rest while we are there and tell you what we find.

Around smaller places such as Boreland, washrooms and kitchens are found in hotels, pubs, schools, care homes and halls. Mould grows into sealant in any wet room that doesn’t dry out, and the answer is removal and a fresh bead of anti-mould silicone.

We stand by our work with a 12-month guarantee. That covers our preparation and application.

What we can’t put right

Honesty saves time and money. New sealant won’t cure:

  • Fittings that move too much to hold a bead
  • Leaks through tanking or membranes below the finishes
  • A dripping waste or valve behind a panel

If in doubt, call the office on 01277 525 020 or send photos by email and we’ll say what we think before you book.

Joints and surfaces we work on

  • IPS panels and cubicles
  • Vanity units and basins
  • Urinals and WCs
  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms
  • Kitchens and tea points

Questions we are asked in Boreland

What documents will you need to give us for a job in Boreland?

Whatever your site asks for, from RAMS to CSCS details, is confirmed when we quote. We’re CHAS accredited and a Constructionline member, with £5m public liability insurance and CSCS-carded applicators.

Is Boreland too far out for you?

No. Small places get the same service as large ones. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards, which many sites require.

Is there a guarantee on the work?

There is a 12-month guarantee on our workmanship backed by public liability insurance.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

Are you fully insured?

Yes. Our insurance certificate can be sent alongside the quote.

Will all the toilets be closed at once?

The work is phased so there are always facilities open. We work through the building a room or section at a time around your site hours and access windows.

Washroom sealing around Boreland: what changes locally

Being in the west of Scotland, Boreland gets more rain than eastern areas. Washrooms with weak extraction stay damp in this climate, and mould finds the silicone first.

Phased work lets washrooms in and around Boreland stay partly open while sealant is renewed. In any commercial washroom in or near Boreland, mouldy sealant is cut out rather than cleaned, and anti-mould sanitary silicone goes on clean, dry joints.

Boreland is about 17 miles north-west of Crieff, in Perth and Kinross. We cover Boreland and the rest of Perth and Kinross, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Our Perth and Kinross coverage takes in 114 places, large and small. There’s a separate page for Dundee, about 43 miles away.

Business premises anywhere in PH15 are within our area. If your site is on Tay Sealladh and Tigh na Loan or close by, we can quote for washrooms and wet areas. Nearby places we also cover include Fearnan (1 mile east), Acharn (3 miles east), Kenmore (4 miles east), Aberfeldy (9 miles east) and Kinloch Rannoch (9 miles north-west) for washrooms and wet areas.

Looking after the joints

Problems stay small when the joints are checked regularly. Specifically:

  • Leave signs up until the cure time is over
  • Avoid scourers and harsh descalers on silicone
  • Act on the first split you see at a shower tray
  • Photograph and log failed joints across the estate

We hand each area back once the silicone has had the cure time the product needs. We will tell you when the wet areas can be used and signage stays in place until that time.

Boards behind panels and vanity tops can swell when water gets past a failed joint. After that, those parts need replacing rather than resealing.

Different surfaces, different methods

Changing rooms and gyms

Changing rooms can be phased so one stays open. Tell us your site hours and access windows and we will plan around them.

Showers and trays

A tray flexes every time it’s used and is constantly wet. Tray joints are where many washroom leaks start.

Our process

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Jobs near Boreland are often grouped with others in the same area. Tell us how flexible your dates are.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. Failed silicone is removed completely and the surfaces cleaned of every trace.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. You get a reopening time for every room, with signage left up until then.

Before we start on site

  • Confirm the product named in the specification
  • Clear stock, furniture or equipment away from the joints
  • Share your working hours and any access restrictions

Related advice

Why deal with it now?

Running fresh silicone along a failed bead hides the problem briefly. It doesn’t bond, so it peels and traps dirt behind it. Cutting out completely and cleaning back takes a little longer and lasts. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

When to bring in a specialist

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
