Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Defective windows, doors or glazing units (the supplier or installer’s job)
  • Frames fitted out of tolerance
  • Joint design decisions that belong to the architect or engineer

If in doubt, ring 01277 525 020 or send details through our quote form and we’ll say what we think.

What we seal

  • Brick and block movement joints
  • Floor and skirting junctions
  • Cladding and panel joints
  • Internal decorators’ caulk
  • Sanitary and kitchen joints
  • Window and door perimeters

Construction mastic in Boreland, done properly

Refurbishment work needs a slightly different approach from new build. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone. New and existing joints then get the same preparation. We work on brick and block movement joints, internal decorators’ caulk and floor and skirting junctions, and the failures we are asked to look at most are caulk cracking where joints are moving more than expected and existing joints on a refurb that need cutting out and resealing. One point of contact handles commercial sealant work in Boreland from the first photographs to the final walk-round, whether it’s one building or several.

Sites near smaller places like Boreland can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

Should maintenance staff do it?

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Owners, agents and contractors

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

Construction mastic in Boreland: the local picture

Building work in Boreland comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. The mastic follows the specification that goes with the warrant. Boreland is on Scotland’s wetter western side. We keep internal mastic in hand so wet days aren’t lost.

Around Boreland, as anywhere, a facade joint depends on its sizing, backing rod and preparation.

Advice

Common questions from Boreland clients

Is Boreland off your patch?

No. Places such as Boreland are covered as much as the big towns. We work across every Scottish council area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can you work to our programme on a site in or near Boreland?

Yes. Send the programme and drawings, and we will plan the mastic to suit the stages. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do your applicators hold CSCS cards?

CHAS and Constructionline are both in place, and each applicator is CSCS-carded. We are fully insured for public liability.

Do you do fire-rated sealing on new builds?

Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested details. Fire-stopping design and sign-off sit with the designer and building control.

What do you charge?

Each job is quoted on its own details. To get one, ring 01277 525 020 or email us with a description of the work.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

What sets the cost

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • Quantities, in metres or numbers
  • Phasing around occupants
  • The product specified
  • Location, for remote and island sites

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

What to include in your enquiry

A few photos plus some basic facts will normally do. It helps to include:

  • Rough lengths or quantities, or drawings if you have them
  • Any specification or named product
  • How the joints are reached, and at what height
  • The type of building and who uses it

Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, call the office on 01277 525 020 or send details through our quote form.

Do you need construction mastic in Boreland?

On a live site, contamination is the biggest threat to a new joint. Plaster dust, release agents, protective film residue and damp all stop sealant bonding so faces get cleaned, and primer goes on wherever the maker specifies, even on new work.

Look out for the following:

  • Internal caulk splitting as the building dries out
  • External joints sealed in damp or cold conditions that are now failing
  • Missed perimeter joints on a new elevation
  • Inconsistent sealant finishes from plot to plot

On any site in or around Boreland, the mastic follows the specification and the programme.

Questions to ask before you book

  • Will CSCS-carded applicators be on site?
  • Their plan for phasing and protecting the area
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • What site paperwork they can supply
