Aftercare for building managers

Once the work is signed off, these steps help:

  • Clear packed debris from open joints regularly
  • Mention any aggressive cleaning regime at quote stage
  • Hold traffic back until the product has cured
  • Walk the main routes and inspect joint lines on a regular cycle

On younger slabs, a fine line can open down one side of a filled joint as the concrete keeps shrinking. It is a known trait of new floors and a later top-up deals with it.

Every day an open joint stays full of grit, the edges take more punishment. Filling it ends that cycle while it is still a straightforward job.

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Where floor joints take the most wear near Baliscate

Baliscate sits close to the coast, within about 1 mile. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, which is why split joints are worth sealing before the edges deteriorate. Being in the west of Scotland, Baliscate gets more rain than eastern areas. Rainwater through open yard and deck joints is a bigger issue here than in the drier east. Outside joints are sealed in dry spells, so dates have some give.

Schools like Tobermory High School often have long brick elevations with movement joints that age quietly. Warehouse floors on estates like Baliscate Industrial Estate (to the north of Baliscate) carry pallet trucks and forklifts over every saw-cut joint.

Baliscate is about 27 miles north-west of Oban, in Argyll and Bute. Across the PA75 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Across Argyll and Bute, 124 places are covered, including Baliscate.

Business premises anywhere in PA75 are within our area for floor joints. For a building on Morvern Drive and Struan Crescent or nearby, we can quote for floor joints. Nearby places we also cover include Tobermory (1 mile north), Kilchoan (6 miles north), Ballygown (8 miles south-west), Salen (8 miles south-east) and Lochaline (12 miles south-east) for floor joints. For island and remote sites, we plan travel and materials carefully, so the full address helps from the start.

On site: what to expect

At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. For work around Baliscate, we aim for one trip, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. First, the zones and order of work are agreed with you.
  2. We point out joints whose edges need repairing first.
  3. Failed material and debris are removed and the joint cleaned.
  4. The chosen filler or sealant goes in flush with the slab.
  5. Each area is handed back when ready for traffic.

Questions about Baliscate

Does a coastal location like Baliscate affect which sealant is used?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Is Baliscate too small for you to travel to?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. We plan jobs in smaller places so return trips are kept to a minimum.

Why is there a gap next to the joint filler?

It can be shrinkage, contamination on the joint faces or a product unsuited to the movement. We diagnose the cause before suggesting a fix.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

How long do sealant joints last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Site staff or a sealant specialist?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

When it isn’t the sealant

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Structural cracking in the slab
  • A floor that is out of level for the racking or trucks
  • Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)

Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we’ll tell you honestly before you book.

What we seal

  • Loading bays
  • Forklift and pallet-truck routes
  • Construction joints
  • Joints along racking aisles
  • Saw-cut induced joints
  • Retail and showroom floors

Surface by surface

Isolation joints at walls and columns

We plan column and wall joints around racking and fixed plant so nothing has to move unexpectedly.

Flexible floor sealants

Where joints move more, a flexible polyurethane floor sealant is often used. They give less edge support than semi-rigid fillers, so they suit lighter traffic or movement joints.
