Commercial sealant contractors in TN11: how it works

A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead and the joint depth is controlled with backing rod. Site teams most often ask us about black mould through washroom sealant that won’t clean off and movement joints packed with grit and debris, on floor and threshold joints, window and door perimeters and movement joints in walls and floors.

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area.

  1. We start with the evidence: photographs, drawings or a look on site.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. We agree the order of work, access windows and site hours with you.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. We hand back each area with its cure time and our 12-month guarantee.

What affects the price in TN11

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Commercial sealant contractors across TN11: the area picture

Commercial buildings across TN11 range from older premises altered many times to recent units on business parks. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

We work across Greater London and the South East counties, so jobs in TN11 are planned with access, loading and parking in mind.

Hadlow: Offices and shops close to stations such as Beltring station, 3.3 miles to the south-east of Hadlow, tend to be busy all day, so sealant work is planned around opening hours. Trade counters and showrooms on estates such as The Alders Industrial Estate (to the north-east of Hadlow) need neat joints where clients see them.

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Different surfaces, different methods

Window and door perimeters

Inside, cracked sealant around frames and window boards is common. We use a paintable product where decorating follows and a silicone where it doesn’t.

Shop fronts and retail fit-outs

Retail work usually has to fit around trading. We plan around the access windows the store gives us, phasing areas so the shop floor stays usable.

Site staff or a sealant specialist?

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Leave it or put it right?

Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but external and wet-area joints that already leak shouldn’t wait. We can seal the urgent joints now and leave the rest for the programme.

What your quote should include

  • Health and safety accreditation such as CHAS
  • The named product and why it was chosen
  • Whether primer will be used where the manufacturer specifies it
  • Proof of insurance

What affects the price in TN11

A fixed quote reflects the actual work. It allows for:

  • Joint width, depth and condition
  • Quantities, in metres or numbers
  • Phasing around occupants
  • Location, for remote and island sites

The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

Details that help us quote

Good information means a firmer quote. Helpful details to send:

  • What the building is and how it’s used
  • How the joints are reached, and at what height
  • The postcode of the building
  • Any specification or named product

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Common questions from TN11 clients

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Can weather delay the job?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

What about asbestos in old mastic?

It’s possible in older buildings, especially those built before 2000. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

How many days will you need on site?

That varies with the scale of the job, though a typical visit normally takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we will set out a timescale with the quote.

How do you keep disruption to occupiers down?

That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Tell us what has to stay open and we will plan the job around it.
