Our commercial sealant contractors service in TN10
We have applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. Site teams most often ask us about gaps behind commercial kitchen worktops and sinks and water staining near frames, panels or ceilings, on window and door perimeters, floor and threshold joints and movement joints in walls and floors.
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks, and we clear our waste as we work.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote
Pricing sealant joints depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Local landmarks in Tonbridge
Locally, jobs take us to sites close to Church of St Peter and St Paul, Royal Rise Primary School and Hillview School for Girls, among other places. Also close by are Ivy House Public House (less than half a mile west), New Beacon School (less than half a mile north-west) and Haysden Country Park (1.4 miles west). Tonbridge’s nearest station is Tonbridge station, about 0.6 miles south-west. A little further out are The Milne Museum (under half a mile west) and Tonbridge Castle (less than half a mile south-west). For a walk, there’s Tudeley Woods RSPB reserve and Barden Lake.
Where commercial joints are in TN10
Commercial buildings across TN10 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Around the motorway corridors of the South East, business parks and industrial estates are common, and TN10 is part of the area we cover.
Tonbridge: Shops and cafés around stations like Tonbridge station, 0.6 miles to the south-west of Tonbridge, trade from early, so work is timed around them. If you run an office at a site such as Kingstanding Business Park, which lies south of Tonbridge, the sealant at reception desks, tea points and frames ages with each fit-out.
Keeping the joints sound
Problems stay small when the joints are checked regularly. Specifically:
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Check joints after other trades have worked nearby
- Keep barriers up until the new sealant has cured
- Put external and wet-area joints on a regular inspection round
In washrooms and kitchens, extraction makes a real difference to sealant life. Extraction that isn’t working keeps the joints wet. Your maintenance team can look at extract fans at the same time.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to.
Owners, agents and contractors
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
Why deal with it now?
Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. Often the fitting is sound and the joint is the only thing letting it down. Resealing normally costs far less than renewal, and we will say so if the frame or fitting is life-expired.

Different surfaces, different methods
Movement joints in walls and floors
Movement joints in walls and floors let the structure expand and contract. When the seal fails, debris gets in and the joint stops working. The new sealant is chosen for the movement and, on floors, the traffic.
Shop fronts and retail fit-outs
Retail work usually has to fit around trading. Tell us your trading hours and access windows and we’ll plan around them.
Common problems we fix in TN10
Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason, and many specifications refer to it.
Typical triggers for a call:
- A top-up bead over failed sealant, now lifting
- Wall and floor joints that have lost their seal
- Frame sealant that has cracked, shrunk or pulled away
- Sanitary sealant that has gone black and patchy
TN10: questions and answers
Do you work directly for building managers?
Yes. FMs, managing agents and landlords are among our regular clients. Tell us how you issue work and we’ll fit in.
How soon can the area be used again?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Who decides which product is used?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Do your applicators hold CSCS cards?
Yes. Our applicators hold CSCS cards.
When is resealing likely to be due?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
What about asbestos in old mastic?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.
Can one contractor look after sealant on all our buildings?
Yes. We regularly take on multi-site work and planned maintenance programmes, priced site by site or as one programme.
