Our commercial sealant contractors service in TD7
Some sealants used before 2000 can contain asbestos, so older stock needs a check first. We ask to see the asbestos register or survey before old sealant is disturbed. Anything suspect is left alone until it has been tested. We work on kitchen worktops and splashbacks, washrooms and tea points and floor and threshold joints, and the usual reasons a site gets in touch are smeared sealant across finishes from a rushed job and hardened, chalky sealant on south-facing or exposed elevations.
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.
- We start with the evidence: photos, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in TD7
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.

In Selkirk, that means premises near Selkirk High School, Church Of Our Lady And St Joseph and Town Arms Inn. Selkirk’s nearest station is Galashiels station, about 5 miles north. Commercial sealant contractors across TD7: the area picture
The commercial stock in TD7 mixes older town-centre buildings with newer offices and units, in places such as Selkirk, Ettrickbridge and Ashkirk and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Our work reaches every part of Scotland, cities and islands alike, TD7 among them. Longer journeys are planned so each job is done in one go if at all possible.
Selkirk: Refits at hotels like Fleece Hotel (to the south-west of Selkirk) bring joints at vanity tops, bars and reception desks that guests see every day. For premises near Galashiels station, 5 miles to the north of Selkirk, footfall is part of the plan: work is phased so shops and offices keep trading.
Leave it or put it right?
On many buildings the mastic was done by whichever trade was on site. Choosing the product, setting the depth and preparing the faces are what a specialist brings, and they’re where most failures begin. It shows over the following seasons rather than at handover.

Quoting for work in TD7
Your fixed quote is built from the real scope. It takes account of:
- Joint width, depth and condition
- Access and working height
- Removal of failed or old sealant
- Which sealant the job calls for
We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.
Before you send an enquiry
Good information means a firmer quote. When you get in touch, include:
- Your programme or deadline
- Photos of the joints, close up and from further back
- Whether an asbestos survey exists
- How the joints are reached, and at what height
To get a fixed quote, ring 01277 525 020 or email drawings and photos with the site address and an outline of the work. Our quote form is another easy route.
Maintenance after handover
For the best life from the joints:
- Check the asbestos register before anyone disturbs old sealant in an older building
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Keep a record of which joints were resealed and when
- Add sealant to the planned maintenance inspection list
Keep an eye out for other trades after we have gone. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. Where work has disturbed a joint, just call 01277 525 020 or email drawings and photos for a quote.
Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
When something else is needed
Being straight saves everyone time. Fresh joints won’t solve:
- Structural cracks or movement the joints weren’t designed for
- A dripping trap, valve or pipe behind a fitting
- Old mastic that tests positive for asbestos
Should maintenance staff do it?
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Questions about TD7
How many days will you need on site?
We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.
Do you check for asbestos before removing sealant?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility, and we don’t remove asbestos-containing materials.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Which site documents can you send us?
We will confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We’re CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
Is it fine to apply new sealant on top of old?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.
Can you take on work for an FM or managing agent?
Yes. Use our quote form to send the site details, or phone or email us, and we’ll confirm any paperwork you need with the quote.
