Commercial sealant contractors in TD8: how it works
Pricing a commercial reseal is a short process. Our quote form takes photos, drawings or a schedule of the areas; you can also speak to us on 01277 525 020 or email a schedule or drawings with the details. Where the photographs don’t tell the full story, we arrange a site visit, and a fixed quote for the agreed scope follows. We work on kitchen worktops and splashbacks, external facade joints and window and door perimeters, and the usual reasons a site gets in touch are sanitary sealant that has gone black and patchy and earlier reseals applied straight onto the failed bead.
Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area.
- We start with the evidence: photos, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in TD8
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we’ll put a fixed figure on it.

Where commercial joints are in TD8
The commercial stock in TD8 mixes older town-centre buildings with newer offices and units, in places such as Jedburgh, Ancrum and Oxnam and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days.
Jedburgh: In hotels such as Royal Hotel, less than half a mile to the west of Jedburgh, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. Trade counters and showrooms on estates such as Bongate Industrial Estate, 0.5 miles north of Jedburgh, need neat joints where customers see them.
Why deal with it now?
Sealant is often treated as an afterthought by the trade that fitted the element. Choosing the product, setting the depth and preparing the faces are what a specialist brings, and they’re where most failures begin. You notice the difference years later, not on the day.
What your quote should include
- How they handle RAMS and site documents
- Health and safety accreditation such as CHAS
- How long is the guarantee, and what does it include?
- How the joint faces will be prepared and primed
Work for main contractors and building owners
Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.
Planned maintenance programmes are welcome: working through a building or an estate in stages that fit your budget. TD8 can form part of a wider programme across the Scottish Borders.
Doing it in-house
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Common problems we fix in TD8
A split down the middle of the bead tells a different story. Normally the movement was too much for the sealant chosen. Replacing it like for like rarely holds.
Things that usually lead to an enquiry:
- Black mould through washroom sealant that won’t clean off
- Frame mastic that has hardened and come away from the wall
- A top-up bead over failed sealant, now lifting
- Damp patches where an external joint has failed
What sets the cost
There’s no standard rate for sealant work, because every site is different. What we look at:
- Removal of failed or old sealant
- Site requirements such as inductions and permits
- The size and state of each joint
- Access and working height
The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
Details that help us quote
To price the job accurately, we need to understand the site. Send us:
- Approximate linear metres or a joint schedule
- The site address and postcode
- Any dates the work must fit around
- How the joints are reached, and at what height

Your questions answered
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Can areas stay open during the work?
It’s mostly about sequence: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we will work around it.
Can you supply RAMS and insurance details?
The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.
Is TD8 in your area?
Yes. TD8 is in our area and the rest of the Scottish Borders, within our coverage of Greater London, South East England and Scotland. For a quote, ring 01277 525 020 or email the details over.
Is it OK to apply fresh sealant over existing beads?
Removal comes first, every time. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators, which many sites require.
How do we get a quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
