Our commercial sealant contractors service in TD6

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. If a material is suspected, work stops until it’s tested (removing asbestos-containing materials isn’t something we do). We work on window and door perimeters, floor and threshold joints and washrooms and tea points, and the usual reasons a site gets in touch are water staining near frames, panels or ceilings and a top-up bead over failed sealant, now lifting.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Landmarks near Melrose

The nearest railway station is Tweedbank station, about 1.5 miles west of the centre. A little further out are Commendators House Museum (under half a mile east) and Castle Holydean (2.4 miles south). Open spaces near Melrose include Eildon Hill North and Bemersyde Moss.

Commercial premises across TD6

The commercial stock in TD6 mixes older town-centre buildings with newer offices and units, in places such as Melrose, Langlee and St Boswells and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

Our work reaches every part of Scotland, cities and islands alike, TD6 among them. Longer journeys are planned so each job is done in one go if at all possible.

Melrose: Trade counters and showrooms on estates such as Tweedbank Industrial Estate, 1.3 miles west of Melrose, need neat joints where customers see them. Offices and shops close to stations such as Tweedbank station (1.5 miles west of Melrose) tend to be busy all day, so sealant work is planned around opening hours.

Common problems we fix in TD6

In wet areas the enemy is normally mould rather than movement. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant. Replacement with a sanitary anti-mould silicone is the lasting answer.

It’s worth sending us details if you spot any of the following:

  • Frame sealant that has cracked, shrunk or pulled away
  • Sanitary sealant that has gone black and patchy
  • Damp patches where an external joint has failed
  • Greasy, split joints in a kitchen or tea point

Different surfaces, different methods

Window and door perimeters

Inside, cracked sealant around frames and window boards is common. We use a paintable product where decorating follows and a silicone where it doesn’t.

Shop fronts and retail fit-outs

Shop fits put sealant right in front of clients. Joints around counters, displays and shopfront frames have to look tidy as well as seal, frequently colour-matched to the fit-out. We’ll confirm the colours available for the specified product.

After the work

A few simple habits keep the new joints working:

  • Log reseals in the O&M or maintenance records
  • Add sealant to the planned maintenance inspection list
  • Respect the cure time before reopening an area
  • Have extract fans checked so wet areas dry out

New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint. Keeping signs or barriers up until then protects the finish.

Once sealant fails in a movement joint, grit and debris get in. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.

What happens if it’s left?

Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below. Dealing with it while the damage stops at the bead is the cheaper route.

Questions to ask before you book

  • Proof of insurance
  • Can the work be phased to keep areas open?
  • Health and safety accreditation such as CHAS
  • What the guarantee covers, and for how long

Site staff or a sealant specialist?

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Questions about TD6

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Do you work in TD6?

Yes. Sites across TD6 are covered, and the same phone number covers every area.

Do you check for asbestos before removing sealant?

Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

Do you work directly for building managers?

Yes. We quote, schedule and report back in the way that suits your process, with a 12-month guarantee on the workmanship.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

How long does a job like this take?

That varies with the scale of the job, though a typical visit usually takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we’ll set out a timescale with the quote.
