How commercial sealant contractors works in SS6
How long a joint lasts is decided before any sealant leaves the gun. Silicone has no grip on cured silicone, so the failed bead is cut out completely and the faces are cleaned until they’re sound and dry, with no dust or grease left. Primer is used wherever the manufacturer calls for it on that surface, and a backing rod limits the depth to give the sealant room to work. We work on kitchen worktops and splashbacks, washrooms and tea points and movement joints in walls and floors, and the usual reasons a site gets in touch are weathered facade sealant that no longer flexes and leaks that seem to come through a sealant line.
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes anything from part of a day on a short run of joints to several weeks on a large phased package, and we clear our waste as we work.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
How we quote
No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
Why appoint us
- Failed material removed, not covered up
- One number for every site we cover
- Sealing commercial buildings since 2005
- Work carried out by CSCS-carded applicators

Near you in Rayleigh
Around Rayleigh, our work takes us to commercial buildings near FitzWimarc School, Glebe Primary School and Church of Holy Trinity, among other places. There’s a railway station in Rayleigh itself: Rayleigh station. Well-known places in the area include Chartwell Private Hospital (3.2 miles south-east) and Battlesbridge Motorcycle Museum (2.7 miles north-west). Open spaces near Rayleigh include Little Haven Nature Reserve.
Shops, offices and hotels in SS6
From Rayleigh, Rochford and Thundersley outwards, SS6 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
London and the South East are among the drier parts of the UK, though outside work in SS6 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Rayleigh: If you run a unit on an estate such as Imperial Park Industrial estate (0.9 miles north of Rayleigh), the trade counter, offices and staff facilities have joints to look after as well as the warehouse. For a hotel such as Barnabys Hotel, 0.9 miles south-east of Rayleigh, the colour of a joint at the bar or the bath matters to the look of the room.
What affects the price in SS6
Before we quote, we look at:
- Removal of failed or old sealant
- Travel to remote or island sites
- How much there is to seal
- The size and state of each joint
Pricing sealant joints depends on quantities, condition and access. Call for a quote.
Details that help us quote
However big the job, these details speed things up:
- The site address and postcode
- Any dates the work must fit around
- Access details, including height
- The asbestos register, for older buildings
Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
How the job changes by surface
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. When the seal fails, debris gets in and the joint stops working. The new sealant is chosen for the movement and, on floors, the traffic.
Commercial kitchens and tea points
In kitchens, sealant lines at worktops, sinks and wall panels take heat, grease and daily cleaning. They’re degreased thoroughly before resealing.
Keeping the joints sound
Your facilities or cleaning team can help the joints last. Share these points with them:
- Keep washroom and kitchen extraction working
- Keep abrasive pads and scrapers off resealed joints
- Note dates and locations of sealant work for future planning
- Put external and wet-area joints on a regular inspection round
Good ventilation keeps wet-area sealant in better condition. Extraction that isn’t working keeps the joints wet, and mould follows damp. Your maintenance team can look at extract fans at the same time.
Sealant installed at the same time usually fails in sequence. The first failures are often a warning about the rest. We can assess the lot and suggest what to do now and later.
Signs you need commercial sealant contractors
In wet areas the enemy is usually mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead. Replacement with a sanitary anti-mould silicone is the lasting answer.
Clients usually get in touch after noticing one or more of the following:
- Smeared sealant across finishes from a rushed job
- Frame sealant that has cracked, shrunk or pulled away
- Movement joints packed with grit and debris
- Sanitary sealant that has gone black and patchy
Why deal with it now?
Patching the worst lengths can be the right call on a tight budget. Where the remaining sealant is just as old, it tends to fail soon after, and a second visit means paying for access and set-up again. We can price both options so you can decide on the facts.

Your questions answered
What about asbestos in old mastic?
We check the asbestos register or survey before any old sealant is disturbed. Managing asbestos is the dutyholder’s responsibility, and we don’t remove asbestos-containing materials.
Which site documents can you send us?
We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
Can areas stay open during the work?
We phase the work so parts of the building stay open. We plan around the site hours and access windows you give us.
Do you take on multi-site sealant work?
Yes. Send a list of addresses and what’s needed at each, and we will put together a fixed quote and a sensible order of work.
Do you work in SS6?
Yes. Sites across SS6 are covered.
Is the old sealant taken out first?
Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.
