Commercial sealant contractors in SS5: how it works
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and in an occupied building failure usually announces itself as a stained ceiling or an unhappy tenant. We’re commercial sealant applicators for FMs, managing agents, landlords and contractors. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. We work on floor and threshold joints, kitchen worktops and splashbacks and movement joints in walls and floors, and what we’re called in for most is frame sealant that has cracked, shrunk or pulled away and layers of sealant, all of them failing.
Diagnose, treat, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off.
- We start with the evidence: photographs, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
What you will pay
We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.
Why appoint us

Quotes
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.
Local landmarks in Hockley
Locally, jobs take us to sites close to Greensward Academy, The Bull Public House and Marylands Nature Reserve. Nearby too are Emmanuel Church Hall (under half a mile south) and Plumberow Primary Academy (0.5 miles north-east). There’s a railway station in Hockley itself: Hockley station. Nearby you’ll also find Southend University Hospital (3.7 miles south) and Rayleigh Castle (2.5 miles south-west). Not far away are Blue House Farm.
Commercial premises across SS5
The commercial stock in SS5 mixes older town-centre buildings with newer offices and units, in places such as Rochford, Hockley and Hawkwell and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover SS5 along with the rest of the region.
Hockley: Shops and cafés around stations like Hockley station (to the east of Hockley) trade from early, so work is timed around them. If you have premises on more than one site, say at Airport Business Park and Progress Road Industrial Estate, one contractor and one quote can cover both.
General trades versus a specialist
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Work for main contractors and building owners
We work for building owners and managing agents on everything from one building to a spread of sites around SS5. One quote can cover more than one site, which keeps the paperwork simple.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
What happens if it’s left?
Spot repairs have their place. Where the remaining sealant is just as old, it tends to fail soon after, so access and set-up end up being paid for twice. Where it helps, we quote a patch and a full reseal side by side.
Questions to ask before you book
- What level of public liability insurance do they hold?
- Will CSCS-carded applicators be on site?
- How they handle RAMS and site documents
- Can the work be phased to keep areas open?
Aftercare for building managers
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- Keep barriers up until the new sealant has cured
- Look at the sealant around anything that has been moved or replaced
- Make sure ventilation in wet areas is switched on and working
- Ask cleaners to use a soft cloth and mild cleaner on sealant
New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint, and we confirm it when each area is handed back. Leaving the area closed until then keeps the bead neat.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
When it isn’t the sealant
Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:
- Suspect materials that need testing and specialist removal
- Roof leaks that only look like a joint problem
- Water from a services leak rather than a joint
FAQs: SS5
Are you CHAS accredited?
Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
How many days will you need on site?
We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.
What guarantee do you give on resealing?
Our workmanship is guaranteed for 12 months. We are fully insured for public liability as well.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and we will price the work to it, flagging anything that needs clarifying.
How long before the joints can be used?
We will confirm how long the chosen product needs to cure, and sign any area that should be left alone.
Can you take on work for an FM or managing agent?
Yes. FMs, managing agents and landlords are among our regular clients as well as contractors. Tell us how you issue work and we will fit in.
How do you keep disruption to occupiers down?
Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.
