Commercial sealant contractors across SS1: what to expect

Sometimes a split bead is a symptom rather than the cause. A leak near a frame edge can start in the frame, the cill or the cavity, and repeated splits in a movement joint can mean the joint is too narrow for the movement. We look before we quote and tell you plainly if sealant won’t solve it. Most enquiries involve expansion joints with the sealant torn out and weathered facade sealant that no longer flexes, across kitchen worktops and splashbacks, external facade joints and movement joints in walls and floors.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly.

  1. We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations.
  2. Next comes a diagnosis and a fixed quote.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. We walk the completed areas with you and sign them off under the 12-month guarantee.

Commercial premises across SS1

Across SS1, from Prittlewell, Shoeburyness and North Shoebury to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in SS1 are planned with access, loading and parking in mind. SS1 includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.

Thorpe Bay: A business with units at Star Lane Industrial Estate and Greyhound Retail Park needn’t use two contractors for its sealant. On estates like Star Lane Industrial Estate, 1.9 miles to the north-east of Thorpe Bay, the office and welfare end of each unit has its own sealant to maintain.

When something else is needed

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Roof leaks that only look like a joint problem
  • Structural cracks or movement the joints weren’t designed for
  • A dripping trap, valve or pipe behind a fitting

Building owners, agents and FMs in SS1

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Common problems we fix in SS1

Every sealant joint is a maintenance item. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. On a busy commercial site several of those pile up at once, so periodic inspection matters more than any date on a schedule.

Things that normally lead to an enquiry:

  • Sanitary sealant that has gone black and patchy
  • Earlier reseals applied straight onto the failed bead
  • Untidy joints in a reception, shop floor or lobby
  • Weathered facade sealant that no longer flexes

Surface by surface

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Shop fronts and retail fit-outs

Shop fits put sealant right in front of clients. Joints around counters, displays and shopfront frames have to look tidy as well as seal, frequently colour-matched to the fit-out. We will confirm the colours available for the specified product.

Aftercare for building managers

A few simple habits keep the new joints working:

  • Deal with small splits before they become leaks
  • Don’t let cleaning or traffic back on before the cure time is up
  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Keep a record of which joints were resealed and when

Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces; a mild cleaner is all most joints need.

A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.

Common questions from SS1 clients

Could the old sealant in an older building contain asbestos?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and anything suspect is left until it has been tested.

Is the old sealant taken out first?

Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves.

Can one contractor look after sealant on all our buildings?

Yes. Send a list of addresses and what’s needed at each, and we’ll put together a fixed quote and a sensible order of work.

Do you work in SS1?

Yes. We take on work across SS1, with one number for every area we cover.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

How soon can the area be used again?

Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
