Commercial sealant contractors in SS14: how it works
Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. We deal with internal and external sealant joints alike, matching the sealant to the location instead of using one product throughout. Site teams most often ask us about damp patches where an external joint has failed and hardened, chalky sealant on south-facing or exposed elevations, across external facade joints, floor and threshold joints and movement joints in walls and floors.
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use.
- You send photographs, drawings or a list of the joints and areas involved, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- Before anything is cut out, we agree access, timings and sequence.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
How we quote

Commercial sealant contractors across SS14: the area picture
Shop fits, office refurbishments and hotel refits in towns such as Basildon, Pitsea and Vange all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover SS14 along with the rest of the region.
Basildon: Industrial estates such as Pipps Hill Industrial Estate, 0.8 miles north of Basildon, have offices, trade counters and welfare areas whose sealant ages like any other building’s. Occupiers with premises at both Pipps Hill Industrial Estate and Pipps Hill Retail Park could have the sealant at each handled under one quote.
Honest limits
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Suspect materials that need testing and specialist removal
- Structural cracks or movement the joints weren’t designed for
- Broken glass or blown double-glazed units
How the quote is worked out
We price every job individually. The main factors are:
- Working within restricted access windows
- Induction, permit and paperwork requirements
- Any access equipment needed
- Travel to remote or island sites
The price depends on the quantity of joints, how much old material needs removing and the access. Call for a fixed quote when you’re ready.
Sending details for a quote
We can often quote from photos and a few details. Please tell us:
- Where the site is, with the postcode
- Access details, including height
- The product your specification calls for
- Rough lengths or quantities, or drawings if you have them
Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.
After the work
Regular inspection catches problems early. Specifically:
- Add sealant to the planned maintenance inspection list
- Keep abrasive pads and scrapers off resealed joints
- Keep washroom and kitchen extraction working
- Note dates and locations of sealant work for future planning
Put sealant on the planned maintenance checklist. Regular checks pick up small failures before they become leaks, especially on exposed elevations and in washrooms. If anything looks wrong, call 01277 525 020 or email a schedule or drawings with a photo.
Sealant rarely fails all at once across a building. The first failures are often a warning about the rest, so it makes sense to look at the wider elevation or block. We’ll tell you which sealant joints need doing first and which can wait.
Common problems we fix in SS14
No sealant joint is permanent. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. In commercial buildings those factors tend to act together, so periodic inspection matters more than any date on a schedule.
Typical triggers for a call:
- Frame sealant that has cracked, shrunk or pulled away
- Wall and floor joints that have lost their seal
- Untidy joints in a reception, shop floor or lobby
- Earlier reseals applied straight onto the failed bead
Surface by surface
Window and door perimeters
Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. We use a paintable product where decorating follows and a silicone where it doesn’t, matched to the frame colour where colour matters.
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in.
Your questions answered
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
Which sealant will you use?
Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Does commercial sealant work come with a guarantee?
It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
Does the weather affect the work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
What about asbestos in old mastic?
On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder, and we don’t remove asbestos-containing materials.
How do you keep disruption to occupiers down?
Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
