Commercial sealant contractors across SO50: what to expect

Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we’ll plan around them; phasing keeps some washrooms, kitchens or entrances available while others are done. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on kitchen worktops and splashbacks, washrooms and tea points and movement joints in walls and floors, and what we are called in for most is damp patches where an external joint has failed and smeared sealant across finishes from a rushed job.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

What you’ll pay

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Why appoint us

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

What’s near Eastleigh

We work on buildings around Quilley School of Engineering, Lakeside Country Park and Church of the Resurrection, among other places. Other local landmarks include The Wagon Works pub (less than half a mile north-west) and Norwood Primary School (0.5 miles west). There’s a railway station in Eastleigh itself: Eastleigh station. Nearby you’ll also find Moorgreen Hospital (2.9 miles south) and Eastleigh Museum (under half a mile west). The countryside around Eastleigh includes Flexford Nature Reserve.

Where commercial joints are in SO50

From Eastleigh, Allbrook and Boyatt Wood outwards, SO50 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in SO50 starts with access, parking and site rules.

Eastleigh: Units at places like Cannons Retail Park (1.1 miles west of Eastleigh) are refitted as brands change, and the joints have to suit each new scheme. Trade counters and showrooms on estates such as Barton Park Industrial Estate, under half a mile to the north-west of Eastleigh, need neat joints where clients see them.

What happens if it’s left?

Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. In many cases the element is fine and only the seal around it has given up. Resealing normally costs far less than renewal, and we will say so if the frame or fitting is life-expired.

What your quote should include

  • How joint depth will be controlled
  • Their public liability cover
  • Whether primer will be used where the manufacturer specifies it
  • Which product they’ll use, and why it suits the joint

Quoting for work in SO50

Each job is priced on its own details. The main factors are:

  • The site’s rules and procedures
  • Any access equipment needed
  • Which sealant the job calls for
  • Travel to remote or island sites

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Before you send an enquiry

It doesn’t need to be a full survey. These details are enough to start:

  • Whether an asbestos survey exists
  • Clear photos of the problem areas
  • The postcode of the building
  • The type of building and who uses it

The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or give us a call on 01277 525 020 or use the quote form to discuss it first.

Should maintenance staff do it?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Signs you need commercial sealant contractors

A good share of the joints we inspect were topped up instead of being renewed. Fresh sealant won’t stick to the old bead underneath. By the time it shows, there can be two or three layers to cut out.

What tends to prompt an enquiry:

  • A top-up bead over failed sealant, now lifting
  • Leaks that seem to come through a sealant line
  • Gaps behind commercial kitchen worktops and sinks
  • Hardened, chalky sealant on south-facing or exposed elevations

What sealant work can’t fix

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Suspect materials that need testing and specialist removal
  • A failed roof covering or waterproofing membrane
  • A dripping trap, valve or pipe behind a fitting

Common questions from SO50 clients

Can weather delay the job?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

How do we get a quote?

Send photographs, drawings or a list of locations. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.

What about asbestos in old mastic?

We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.

Do you work for facilities managers and managing agents?

Yes. A large share of our work comes through facilities managers, managing agents and landlords, alongside main contractors. We can work to your instruction process and site rules.

Can areas stay open during the work?

Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we are sealing for as long as the cure needs.

Will your applicators have CSCS cards?

Yes. We use CSCS-carded applicators, which many sites require.

Is SO50 in your area?

Yes. We cover SO50, and you can speak to us on 01277 525 020 or email us to get started.
