About commercial sealant contractors in SO17
Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails, and in an occupied building failure normally announces itself as a stained ceiling or an unhappy tenant. We are commercial sealant applicators for FMs, managing agents, landlords and contractors with sites in SO17. Our job is to diagnose the failure, remove the old bead and seal again using a product chosen for the movement and exposure. We work on external facade joints, washrooms and tea points and movement joints in walls and floors, and the failures we’re asked to look at most are wall and floor joints that have lost their seal and black mould through washroom sealant that won’t clean off.
Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts.
- We start with the evidence: photos, drawings or a look on site.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.
What you will pay
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Shops, offices and hotels in SO17
The commercial stock in SO17 mixes older town-centre buildings with newer offices and units, in places such as Shirley, Regents Park and Midanbury and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
The South East is one of the UK’s drier regions, but external sealing in SO17 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up. Coastal places in SO17 often have hotels, guest houses and holiday accommodation with busy seasons, which makes the quieter months a good time for sealant work.
Portswood: Sites a few miles apart, such as Itchen Business Park and Belgrave Industrial Estate, can share one programme and one point of contact. A hotel such as Highfield House Hotel, under half a mile to the north-east of Portswood, shows how much sealant a hospitality building has on show, from bathroom joints to the bar.
Work for main contractors and building owners
Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.
If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.
Quoting for work in SO17
The price varies from site to site. Expect it to depend on:
- Whether old sealant has to be cut out first
- Access and working height
- Phasing around occupants
- Which sealant the job calls for
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
Before you send an enquiry
It doesn’t need to be a full survey. A few details are enough to get going:
- Any dates the work must fit around
- The asbestos register, for older buildings
- Drawings or a marked-up plan, if available
- Specification clauses that apply
Tell us about the building, the joints and when you need the work done, and we’ll put a fixed quote together. The easiest way is to ring 01277 525 020 or email the details over.
Should maintenance staff do it?
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
What we’re called out for in SO17
Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason.
Common reasons buildings call us in:
- A top-up bead over failed sealant, now lifting
- Leaks that seem to come through a sealant line
- Window and door perimeter joints that have cracked open
- Untidy joints in a reception, shop floor or lobby
When something else is needed
Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:
- Misted, cracked or failed glazing units (a glazier’s job)
- A failed roof covering or waterproofing membrane
- Leaks from pipework, wastes or valves (that’s plumbing)
Common questions from SO17 clients
Can areas stay open during the work?
Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.
Is SO17 in your area?
Yes. We cover SO17, and you can give us a call on 01277 525 020 or send photos by email to get started.
Do you check for asbestos before removing sealant?
We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
Do you take on multi-site sealant work?
Yes. We take on runs of jobs across portfolios as well as single sites.
Is failed sealant stripped out, or sealed over?
Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
Do you hold CHAS accreditation?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member.
