Sealant work across Southampton

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

About commercial sealant contractors in Southampton

Pricing a commercial reseal is a short process. Our quote form takes photos, drawings or a schedule of the areas. If the joints need seeing in person, a site visit comes first. Most enquiries involve water staining near frames, panels or ceilings and hardened, chalky sealant on south-facing or exposed elevations, on floor and threshold joints, movement joints in walls and floors and washrooms and tea points.

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself usually taking as long as the agreed scope needs, from a single visit to a programme spread over several weeks.

  1. First, details come to us: photos, drawings or a schedule of the areas, and a site visit is booked where it helps.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. We strip the failed bead and prepare both faces of the joint.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

What you’ll pay

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Why choose Mastic Doctor

  • Fully insured, including public liability cover
  • CSCS-carded applicators
  • A range of standard colours, depending on the product
  • Colour agreed before work starts

Get a fixed quote

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

What’s near Southampton

Around Southampton, our work takes us to commercial buildings near Saint Mary's, St Mary's Independent School and Rockstone Place Park. Nearby too are Bevois Town Primary School (under half a mile west), The Hobbit pub (less than half a mile west) and St Anne's Catholic School (0.6 miles south-west). There’s a railway station in Southampton itself: St Denys station. Nearby you will also find Marlands Shopping Centre (1 mile south-west) and R J Mitchell Museum (0.9 miles south-west). For a walk, there’s Netley Common.

Where commercial joints are in Southampton

From Shirley, Regents Park and Midanbury outwards, Southampton has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover Southampton along with the rest of the region. Southampton includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.

Southampton: Offices at parks like Bitterne Business Centre, 0.7 miles to the east of Southampton, have receptions, kitchens and glazed partitions where a tidy joint matters. If you have premises on more than one site, say at Bitterne Business Centre and Itchen Business Park, one contractor and one quote can cover both.

When it isn’t the sealant

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Faulty windows rather than failed perimeter sealant
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Water from a services leak rather than a joint

Cost factors for sealant joints

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Phasing around occupants
  • The total length or number of joints
  • Removal of failed or old sealant
  • Location, for remote and island sites

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.

Details that help us quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • Clear photographs of the problem areas
  • Any specification or named product
  • Asbestos survey details if the building is older
  • Access details, including height

A handful of photographs and a postcode is the fastest way to a quote. Upload them with the quote form, or give us a call on 01277 525 020 or email a schedule or drawings if you’d rather talk the job through.

Surface by surface

Movement joints in walls and floors

Floor joints that take trolleys or forklifts need a tougher filler or sealant. The choice comes down to how much the joint moves and what runs over it, and tell you if the edges need repairing first.

Fire-rated seals where specified

Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. Fire-stopping design and sign-off sit with the designer, fire engineer or building control, and we install to the specification.

Common problems we fix in Southampton

Washrooms and kitchens wear sealant out in their own way. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.

Common reasons buildings call us in:

  • Layers of sealant, all of them failing
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Water staining near frames, panels or ceilings
  • Sanitary sealant that has gone black and patchy

Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

Southampton: questions and answers

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Does commercial sealant work come with a guarantee?

Our workmanship is guaranteed for 12 months. Public liability insurance is in place too.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we’ll price the work to it, flagging anything that needs clarifying.

Do you work for facilities managers and managing agents?

Yes. Use our quote form to send the site details, or phone or email us.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Is the old sealant taken out first?

Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.

How do you keep disruption to occupiers down?

It’s mostly about sequence: areas are phased, access windows agreed and enough washrooms or entrances left in use. Let us know what can’t close and we’ll work around it.
