Different surfaces, different methods

Render and coated surfaces

Rendered and painted facades need a sound edge for the sealant to bond to. We remove flaking material so the bead bonds to a firm surface.

Perimeter joints at frames and structure

Perimeter joints at frames often show their age first. We cut them out, prepare both faces and reseal to the specification with a product suited to glazing perimeters.

How we handle facade sealing in Portswood

We are often asked to look at water coming in around frames. Failed perimeter sealant is a frequent cause, but not always. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. We work on stone and brick facade joints, cladding panel joints and coping and flashing joints, and what we’re called in for most is water coming in around window frames and new sealant peeling off old mastic. A single leaking joint is often how a building in Portswood first comes to us: we look at the rest while we are there and tell you what we find.

For a contractor on a smaller site near Portswood, one mastic visit at the right stage saves return trips. Tell us when scaffold comes down and when decoration finishes, and we’ll plan around those stages.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How a job runs

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. If neighbouring businesses or buildings around Portswood need work too, visits can be combined. Tell us your site hours and we will plan around them.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

When something else is needed

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Damaged frames that need replacing
  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Arranging specialist high-level access, which is planned with the client

If in doubt, call 01277 525 020 or send photos by email and we will say what we think before you book.

What we seal

  • Cladding panel joints
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Shopfront frames
  • Coping and flashing joints
  • Window and door perimeters

Why act early in Portswood

Leaving failed perimeter sealant also makes the eventual job bigger: edges get wet, render and timber deteriorate and frames can move. Acting at the first sign of splitting keeps the fix simple. Over time, UV, weather and movement wear any sealant out. Renewing it in good time keeps the building weathertight.

The specified product makes a difference, and so does the preparation. Access, phasing and site rules also count.

Facade sealing around Portswood: what changes locally

The sea is no more than about 2 miles from Portswood. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, and the sealant, primer and backing need choosing with that in mind. Portswood has plenty of hotels close by, all within 2 miles. When hotels extend or refit, the work is usually squeezed between peak periods, mastic included.

University estates such as University of Southampton, less than half a mile to the west of Portswood, tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. New wings at hospitals like Royal South Hants Hospital, 1 mile south of Portswood, bring long runs of window and panel joints to seal.

Portswood is about 1 mile north of Southampton, in Southampton. Anywhere in SO17, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Across Southampton, 30 places are covered, including Portswood.

Anyone looking for facade sealing in SO17, SO14 and SO18 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. For a building on Ivy Road, Alma Road and Lawn Road or nearby, send details and we’ll quote for facade joints. Main routes into Portswood include the A335 and A3035, which helps when planning parking and deliveries for the job. Just outside Portswood, we also work in St Denys (1 mile south-east), Southampton (1 mile south), Inner Avenue (1 mile south-west), Bitterne Manor (1 mile south-east) and Bitterne Park (1 mile east). A short drive away, we cover Thornhill (3 miles south-east), Maybush (3 miles west), Millbrook (3 miles west), Weston (3 miles south) and Redbridge (4 miles west). Portswood is one of the busier places in Southampton, and its commercial and public buildings are all within our area.

Should maintenance staff do it?

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

When to call us in Portswood

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building.

Most enquiries start with one or more of the following:

  • Water coming in around window frames
  • Discoloured or dirty facade joints
  • New sealant peeling off old mastic
  • Sealant pulling away from frames or panels

Further education sites such as Richard Taunton Sixth Form College, 1.1 miles west of Portswood, are extended and refurbished from time to time, with mastic often programmed into the summer break.

How to choose a sealant contractor

Portswood: questions and answers

Our building in Portswood is near the coast: does that change the sealant?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. We check the specified product suits the exposure and pay close attention to preparation.

Is Portswood too small for you to travel to?

No. Small places get the same service as large ones. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you quote from photos?

Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do you replace failed glazing units?

No. Glazing, windows and glass replacement aren’t part of our work. We seal the joints around them, such as perimeter joints where frames meet the structure.

Does the weather affect the work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, which many sites require.
