Need fire stopping in Inchture?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Inchture, done properly

For main contractors, our fire stopping package slots in after the M&E trades have finished in an area. To price a package, give us a call on 01277 525 020 or send photos by email with the schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. Most enquiries involve damaged fire seals in risers and voids and fire-stopping items raised at inspection or handover, across cable penetrations, pipe penetrations and linear gaps at wall heads. A single leaking joint is often how a building in Inchture first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Refurbishments in small hotels, schools and care homes around places like Inchture can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Should maintenance staff do it?

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Maintenance after handover

To get the most from the new sealant:

  • Ask the designer to confirm details early on refits
  • Check risers and ceiling voids after each round of works
  • Record which product was used where
  • Get seals inspected before ceilings and boxing close

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted.

A simple record of seal locations and products helps. It tells the next contractor exactly what to reinstate, which saves guesswork.

Diagnose, treat, sign off

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Travel to smaller Scottish places like Inchture is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. External joints need a dry spell as well.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Before we start on site

  • Tell us your opening times and when work is allowed
  • Agree which areas must stay open
  • Point out parking and an unloading spot

Advice

Why deal with it now?

An unsealed opening affects more than fire safety: they also carry noise, draughts and smells between rooms. The specified fire seal closes the gap for all of these and the building feels the difference. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Surface by surface

Small ducts

Some fire-rated sealant details cover small ducts. Larger or fire-rated ductwork normally needs a different solution set by the designer, and we will say if that applies.

Metal pipes

Copper and steel pipes are a common service penetration for fire-rated sealant. Pipe diameter, annular gap, sealant depth and any pipe insulation all have to match the detail and we confirm each before sealing.

Service penetrations in Inchture buildings

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with products tested for that end use. We install what’s specified, to the product’s tested detail.

In a hotel such as Inchture Hotel (under half a mile west of Inchture), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product. For a hospital such as Royal Dundee Liff Hospital, 4.5 miles to the north-east of Inchture, penetration sealing is typically phased ward by ward, with infection-control rules agreed first. For a building such as Inchture Church, new heating or data runs are the usual reason penetrations need sealing.

Inchture is about 7 miles west of Dundee, in Perth and Kinross. Businesses, contractors and managing agents in Inchture use us for work on service penetrations. Across Perth and Kinross, 114 places are covered, Inchture among them. For work in that direction, see our Dundee page (7 miles or so).

We take on service penetrations across the PH14 postcode area. If your site is on Flower of Monorgan Close, Seggieden Close and Orchard Way or close by, we can quote for service penetrations. Sites close to Inchture are covered too, including Longforgan (2 miles north-east), Grange (2 miles south), Kingoodie (4 miles east), Fowlis (4 miles north-east) and Errol (4 miles south-west). Bigger towns within reach include Perth (11 miles west), Blairgowrie and Rattray (12 miles north-west), Letham (12 miles west), Scone (9 miles west), Tulloch (12 miles west) and Alyth (13 miles north).

Common questions from Inchture clients

Is a smaller place like Inchture outside your area?

No. Places such as Inchture are covered as much as the big towns. We work across every Scottish council area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

What do Scotland’s building standards say about service penetrations in Inchture?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

Does weather matter for sealant work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.
