About commercial sealant contractors in ME14

We have applied sealant on commercial sites for over 20 years, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. Site teams most often ask us about black mould through washroom sealant that won’t clean off and movement joints packed with grit and debris, across floor and threshold joints, window and door perimeters and washrooms and tea points.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. The failed sealant comes out and the faces are prepared, with primer where required.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

What you will pay

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.

Around Foley Park

Around Foley Park, our work takes us to commercial buildings near Vinters Valley Park, St Paul's Infant School and The Hollybush Public House. Other local landmarks include Valley Park School (0.5 miles south) and Church of St Luke (under half a mile south-west). For rail, the closest station is Maidstone East station, about 0.6 miles south-west. Nearby you will also find Queen's Own Royal West Kent Regiment Museum (0.6 miles south-west) and KIMS hospital (1.1 miles east). Open spaces near Foley Park include Burham Down and Boxley Hills.

Where commercial joints are in ME14

From Maidstone, Foley Park and Bearsted outwards, ME14 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.

London and the South East are among the drier parts of the UK, though outside work in ME14 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

Foley Park: Trade counters and showrooms on estates such as Viewpoint Industrial Estate (to the north-east of Foley Park) need neat joints where clients see them. A business with units at Viewpoint Industrial Estate and Powerhub Business Centre needn’t use two contractors for its sealant.

How the job changes by surface

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.

Washrooms and toilets

Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in, phasing the rooms so not every toilet is closed at once.

Leave it or put it right?

Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but external and wet-area joints that already leak shouldn’t wait. Splitting the scope into now and later is often the sensible compromise.

Questions to ask before you book

  • Proof of insurance
  • How the existing material will be dealt with
  • What site paperwork they can supply
  • How joint depth will be controlled

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • A failed roof covering or waterproofing membrane
  • Walls or slabs moving more than any sealant can take

Should maintenance staff do it?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Signs you need commercial sealant contractors

When a bead peels cleanly off one face, it has failed in adhesion. The usual causes are poor preparation, a missed primer, contamination on the joint face or sealant bonded to the base of the joint. It’s one of the commonest faults we find on earlier work.

Typical triggers for a call:

  • Gaps behind commercial kitchen worktops and sinks
  • Expansion joints with the sealant torn out
  • Frame sealant that has cracked, shrunk or pulled away
  • Sanitary sealant that has gone black and patchy

Common questions from ME14 clients

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators.

Which site documents can you send us?

Let us know your requirements when you ask for a price, and we’ll confirm the RAMS, insurance and CSCS details with the quote. From you, we’ll need the asbestos information for older buildings and any site rules.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we will price the work to it.

Is your work guaranteed?

It’s backed by our 12-month guarantee. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can weather delay the job?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
