Commercial sealant contractors for businesses in Hale

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How the quote is worked out

What shapes the price:

  • Induction, permit and paperwork requirements
  • Travel to remote or island sites
  • Removal of failed or old sealant
  • Any access equipment needed

A quote for sealant joints depends on quantities, condition and access. Call for a quote.

Before you send an enquiry

It doesn’t need to be a full survey. A few details are enough to get going:

  • What the building is and how it’s used
  • The asbestos register, for older buildings
  • When you need the work done
  • Specification clauses that apply

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. For smaller jobs, photographs and a description will do.

Sealant applicators in Hale

Commercial occupiers rarely want a floor out of action for sealant work. Tell us your site hours and access windows and we will plan around them; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. Site teams most often ask us about window and door perimeter joints that have cracked open and weathered facade sealant that no longer flexes, across washrooms and tea points, floor and threshold joints and window and door perimeters. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Hale, preparation and product choice get the time they need.

We price commercial jobs in Hale from photographs, drawings or a site visit, and the scope is set out in writing.

In and around smaller places such as Hale, the commercial buildings we’re asked about are often pubs, shops, village halls and barns converted to offices. Kitchens, toilets and window frames in all of them need resealing sooner or later.

Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • A failed roof covering or waterproofing membrane
  • Suspect materials that need testing and specialist removal
  • Walls or slabs moving more than any sealant can take

If in doubt, call 01277 525 020 or email a schedule or drawings and we will say what we think.

What we seal

  • Movement joints in walls and floors
  • Washrooms and tea points
  • Kitchen worktops and splashbacks
  • Window and door perimeters
  • External facade joints
  • Floor and threshold joints

Hale: questions and answers

Is Hale too small for you to travel to?

Not at all. Hale is within our area. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.

Do you cover business parks and estates near Hale, such as Gillingham Business Park?

Yes. Our area takes in Hale and its surroundings, with estates and business parks such as Gillingham Business Park included. To start, just ring 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we will send them with the quote.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.

Can areas stay open during the work?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing for as long as the cure needs.

Which site documents can you send us?

We will confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We’re CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.

After the work

For the best life from the joints:

  • Log reseals in the O&M or maintenance records
  • Respect the cure time before reopening an area
  • On pre-2000 buildings, share the asbestos information before work starts
  • Put external and wet-area joints on a regular inspection round

Keep an eye out for other trades after we’ve gone. When fittings are moved or cabling added, the sealant nearby is easily disturbed and the joint gets left open. If that happens, speak to us on 01277 525 020 or use the quote form and we will price putting it right.

Sealant installed at the same time typically fails in sequence. The first failures are often a warning about the rest so the whole run is worth inspecting. We’ll tell you which sealant joints need doing first and which can wait.

Different surfaces, different methods

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Fire-rated seals where specified

Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. Fire-stopping design and sign-off sit with the designer, fire engineer or building control, and we install to the specification.

On site: what to expect

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Smaller jobs around Hale can be grouped with others nearby. A fixed quote is given before anything starts.

  1. First, details come to us: photos, drawings or a schedule of the areas.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. We strip the failed bead and prepare both faces of the joint.
  5. The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

Preparing the site

  • Explain the parking and delivery arrangements
  • Confirm the product named in the specification
  • Clear stock, furniture or equipment away from the joints

Sealant on show in Hale’s commercial buildings

Hale lies within about 3 miles of the sea. Shopfronts, frames and external joints on commercial buildings there take wind-driven rain and, closer to the shore, salt in the air. We choose a product rated for the exposure, then confirm the colours available for it. Rainfall across the South East, Hale included, is lower than in many parts of the UK. That helps, but frost and condensation on glass and coated frames still stop outside sealing on some winter mornings.

Shops and cafés around stations like Gillingham (Kent) station, 1.6 miles north of Hale, trade from early, so work is timed around them. Sites a few miles apart, such as Gillingham Business Park and Beechings Way Industrial Centre, can share one programme and one point of contact. Offices at parks like Gillingham Business Park, 0.8 miles to the east of Hale, have receptions, kitchens and glazed partitions where a tidy joint matters.

Hale is about 1 mile south-west of Gillingham, in Medway. We send applicators to Hale for sealant joints. We work across 54 places in Medway. For work in that direction, see our London page (30 miles or so).

We cover the ME5 postcode districts. Close to Hale, our area also takes in Darland (1 mile south-east), Capstone (1 mile south-east), Luton (1 mile north-west), Gillingham (1 mile north-east) and Chatham (1 mile south-west). Bigger towns within reach include Rochester (3 miles north-west), Strood (4 miles north-west), Hoo St Werburgh (4 miles north), Rochester Riverside (3 miles north-west), Frindsbury (3 miles north-west) and Borstal (3 miles west).

Doing it in-house

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
