Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Our commercial sealant contractors service in ME16

Most of the buildings we seal stay open while we are there. Tell us your site hours and access windows and we’ll plan around them; phased work can also be planned so areas stay in use. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on window and door perimeters, kitchen worktops and splashbacks and movement joints in walls and floors, and what we’re called in for most is movement joints packed with grit and debris and layers of sealant, all of them failing.

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work typically takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Around Allington

Around Allington, our work takes us to commercial buildings near The Maplesden Noakes School, St. Nicholas' Church and St. Simon Stock Catholic School, among other places. You’ll also find Allington Primary School (less than half a mile north-west), Malta Inn (0.8 miles north-east) and Whatman Park (0.8 miles south-east). The closest station to Allington is Barming station, about 0.8 miles west. A little further out are Queen's Own Royal West Kent Regiment Museum (1.3 miles south-east) and Fremlin Walk (1.3 miles south-east). Green spaces nearby include Burham Down and Boxley Hills.

Shops, offices and hotels in ME16

The commercial stock in ME16 mixes older town-centre buildings with newer offices and units, in places such as Maidstone, Foley Park and Allington and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.

The South East is one of the UK’s drier regions, but external sealing in ME16 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.

Allington: Shop fits at places like Mid Kent Shopping Centre (under half a mile south-east of Allington) leave counters, frontages and floor edges where the sealant colour is part of the finish. A business with units at Mid Kent Shopping Centre and Powerhub Business Centre needn’t use two contractors for its sealant.

Why it fails

Plenty of failed joints were never sealed with the right product. Decorators’ caulk on a joint that moves, acetoxy silicone on stone or metal, or a stiff sealant on a facade will all fail early. BS 6213 gives guidance on choosing construction sealants, and many specifications refer to it.

Any of the following is a good reason to get the joints checked over:

  • A top-up bead over failed sealant, now lifting
  • Smeared sealant across finishes from a rushed job
  • Weathered facade sealant that no longer flexes
  • Sanitary sealant that has gone black and patchy

Surface by surface

Fire-rated seals where specified

Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, so we’ll flag it if the detail needs a different product.

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Commercial clients in ME16

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.

Aftercare for building managers

Keep the joints in good shape with a few simple steps:

  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • Keep a record of which joints were resealed and when
  • On pre-2000 buildings, share the asbestos information before work starts
  • Ask fit-out and M&E contractors to report any sealant they disturb

Keep an eye out for other trades after we’ve gone. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. Where work has disturbed a joint, just phone 01277 525 020 or send details through our quote form for a quote.

Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.

Cost factors for sealant joints

Sealant work doesn’t have a standard rate, because every site is different. What we look at:

  • Travel to remote or island sites
  • Whether old sealant has to be cut out first
  • Specialist products, such as fire-rated or hygienic sealants
  • How accessible the joints are

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

What to include in your enquiry

We can often quote from photographs and a few details. It helps to include:

  • Any specification or named product
  • Rough lengths or quantities, or drawings if you have them
  • The postcode of the building
  • What the building is and how it’s used

Need a figure for a tender or a budget? We’ll quote against your scope and drawings you can plan around. If you have questions first, ring 01277 525 020 or email a schedule or drawings.

ME16: questions and answers

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Can you supply RAMS and insurance details?

We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.

How do we get a quote?

Start with whatever information is to hand. Questions or a site visit follow where needed, and then a fixed quote for the agreed scope.

How long does a job like this take?

The duration is planned around your programme and the access we are given. You’ll have an expected duration with the quote.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Who decides which product is used?

A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
