About commercial sealant contractors in Stirling
Some sealants used before 2000 can contain asbestos, so older stock needs a check first. Before anything is cut out, we ask for the asbestos register or survey. If a material is suspected, work stops until it’s tested, and we don’t remove asbestos-containing materials ourselves. Site teams most often ask us about external beads that have gone brittle and cracked and sanitary sealant that has gone black and patchy, on external facade joints, washrooms and tea points and movement joints in walls and floors.
Site rules come first: signing in, inductions and any permit to work. Once we’re cleared to begin, we take the joints in the sequence agreed with you.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.

Where commercial joints are in Stirling
Commercial buildings across Stirling range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.
Our area covers every Scottish council area, Stirling included. Longer journeys are planned so each job is done in one go if at all possible. On the coastal side of Stirling, sea-facing elevations normally show failed joints first.
Stirling: If you have premises on more than one site, say at Phoenix Industrial Estate and Laurelhill Business Park, one contractor and one quote can cover both. Units at places like Thistles Centre (to the east of Stirling) are refitted as brands change, and the joints have to suit each new scheme.
Building owners, agents and FMs in Stirling
Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so the building keeps working while we do.
We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.
Surface by surface
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant, and a hygienic or food-safe sealant is used where food contact is possible.
Window and door perimeters
Inside, cracked sealant around frames and window boards is common. We use a paintable product where decorating follows and a silicone where it doesn’t.
Maintenance after handover
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Ask fit-out and M&E contractors to report any sealant they disturb
- Put external and wet-area joints on a regular inspection round
- Make sure contractors see the asbestos survey before cutting out old mastic
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.
A failed external joint lets water in every time it rains. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Catching it at the sealant stage avoids the bigger repair.
When something else is needed
Being straight saves everyone time. Fresh joints won’t solve:
- A failed roof covering or waterproofing membrane
- A dripping trap, valve or pipe behind a fitting
- Faulty windows rather than failed perimeter sealant

Common questions from Stirling clients
What about asbestos in old mastic?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested. HSE guidance on asbestos is a useful reference.
Can weather delay the job?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and we will price the work to it.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Is failed sealant stripped out, or sealed over?
Removal comes first, every time. Then the joint is cleaned, primed where the maker specifies, backed to depth and resealed.
How is commercial sealant work priced?
The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.
