About commercial sealant contractors in FK5

We’ve applied sealant on commercial sites for over 20 years: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. The enquiries we see most involve earlier reseals applied straight onto the failed bead and black mould through washroom sealant that won’t clean off, on window and door perimeters, floor and threshold joints and external facade joints.

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes a few hours for one area, or a planned series of visits across a bigger building, and we clear our waste as we work.

  1. Site photographs, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. Completed areas are signed off with you under our 12-month guarantee.

What you’ll pay

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Where commercial joints are in FK5

From Larbert, Stenhousemuir and Carron outwards, FK5 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.

Work in FK5 comes under Scotland’s own building standards and technical handbooks. We seal to what has been specified, on every job. Coastal places in FK5 often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Larbert: Premises within reach of Larbert station, less than half a mile south of Larbert, often have busy frontages where joints are seen by everyone passing. For a hotel such as The Station Hotel (less than half a mile south of Larbert), the colour of a joint at the bar or the bath matters to the look of the room.

Should maintenance staff do it?

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

When something else is needed

Some faults sit outside our scope, and we say so rather than covering them up:

  • Walls or slabs moving more than any sealant can take
  • Water from a services leak rather than a joint
  • Faulty windows rather than failed perimeter sealant

Leave it or put it right?

Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. Often the fitting is sound and the joint is the only thing letting it down. Resealing usually costs far less than renewal, though we’ll tell you honestly if the element itself is the problem.

Comparing quotes

  • What level of public liability insurance do they hold?
  • How the joint faces will be prepared and primed
  • Their plan for phasing and protecting the area
  • How long is the guarantee, and what does it include?

Signs you need commercial sealant contractors

External sealant takes a steady beating from the weather. Sunny elevations dry the surface out and exposed ones take driving rain. A hardened bead can’t follow the building any more.

Site and facilities staff are often the first to spot these:

  • Frame mastic that has hardened and come away from the wall
  • Weathered facade sealant that no longer flexes
  • Smeared sealant across finishes from a rushed job
  • Water staining near frames, panels or ceilings

For managing agents and facilities managers

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Your questions answered

Is failed sealant stripped out, or sealed over?

Every failed bead is cut out completely. New sealant can’t grip the old bead, so laying over it never lasts.

Can areas stay open during the work?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing.

Could the old sealant in an older building contain asbestos?

In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Do you take on multi-site sealant work?

Yes, across South East England, Greater London and all of Scotland. One contact and one process for every building makes a portfolio easier to manage.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

How many days will you need on site?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we will send them with the quote.
