How commercial sealant contractors works in FK1
A reseal stands or falls on the preparation underneath it. Old silicone gives new sealant nothing to grip, so every trace of it is removed. Primer is used wherever the manufacturer calls for it on that surface. Most enquiries involve untidy joints in a reception, shop floor or lobby and frame sealant that has cracked, shrunk or pulled away, on window and door perimeters, floor and threshold joints and movement joints in walls and floors.
Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts.
- We start with the evidence: photographs, drawings or a look on site.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
Pricing in FK1
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Where commercial joints are in FK1
The commercial stock in FK1 mixes older town-centre buildings with newer offices and units, in places such as Bantaskin, Bainsford and Camelon and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so the factor is often the first contact for work on shared parts.
Bantaskin: Sites a few miles apart, such as Tamfourhill Industrial Estate and Central Retail Park, can share one programme and one point of contact. Refits at hotels like Park Hotel (to the north-east of Bantaskin) bring joints at vanity tops, bars and reception desks that guests see every day.
Leave it or put it right?
Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but a joint letting water in now keeps doing damage until the refurb arrives. Splitting the scope into now and later is often the sensible compromise.
Comparing quotes
- Whether primer will be used where the manufacturer specifies it
- Their plan for phasing and protecting the area
- Whether their applicators hold CSCS cards
- Whether old or failed sealant will be cut out, not overlaid
When something else is needed
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Roof leaks that only look like a joint problem
- A dripping trap, valve or pipe behind a fitting
- Broken glass or blown double-glazed units
What sets the cost
What shapes the price:
- Working within restricted access windows
- How accessible the joints are
- The size and state of each joint
- Whether old sealant has to be cut out first
There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we’ll price your job on its own details.
Details that help us quote
A good diagnosis starts with the right details. Tell us:
- Whether an asbestos survey exists
- The site address and postcode
- Anything awkward about access or site hours
- Your programme or deadline
Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. If you have questions first, ring 01277 525 020 or email a schedule or drawings.
Surface by surface
Window and door perimeters
Internally, window boards and frame edges often have decorators’ caulk or silicone that has cracked. We use a paintable product where decorating follows and a silicone where it doesn’t, in a shade that suits the frame.
Commercial kitchens and tea points
In kitchens, sealant lines at worktops, sinks and wall panels take heat, grease and daily cleaning. Proper degreasing comes before any new sealant.
Signs you need commercial sealant contractors
A good share of the joints we inspect were topped up instead of being renewed. New silicone has nothing to key into so it soon peels and traps moisture against the joint. Getting back to a clean joint then means removing every layer.
Clients normally get in touch after noticing one or more of the following:
- Movement joints packed with grit and debris
- Untidy joints in a reception, shop floor or lobby
- Hardened, chalky sealant on south-facing or exposed elevations
- Greasy, split joints in a kitchen or tea point
FK1: questions and answers
Do you work for facilities managers and managing agents?
Yes. You can send details through our quote form, and we will confirm any paperwork you need with the quote.
Do you check for asbestos before removing sealant?
On older buildings, our first request is the asbestos survey. Managing asbestos is the dutyholder’s responsibility.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
Is it fine to apply new sealant on top of old?
No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.
Are your applicators CSCS-carded?
Yes. Our applicators hold CSCS cards.
Can you supply RAMS and insurance details?
We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.
