Commercial sealant contractors in EN3: how it works
Most of the buildings we seal stay open while we are there. Work is scheduled around the site hours and access windows you give us. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. Most enquiries involve wall and floor joints that have lost their seal and black mould through washroom sealant that won’t clean off, on washrooms and tea points, window and door perimeters and external facade joints.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
What affects the price in EN3
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.

A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.
What’s near Ponders End
Around Ponders End, our work takes us to commercial buildings near Enfield Town Park, Oasis Academy Hadley and St Matthews Church, among other places. You’ll also find St Matthew's CofE Primary School (less than half a mile north) and NiW Furniture pub (0.8 miles south-west). There’s a railway station in Ponders End itself: Ponders End station. A little further out are St Michaels Hospital (2.2 miles north-west) and Museum of Enfield (1.7 miles west). For a walk, there’s Highams Park Lake and Ainslie Wood.
Commercial premises across EN3
From Ponders End, Enfield Highway and Enfield Wash outwards, EN3 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact.
Around the motorway corridors of the South East, business parks and industrial estates are common, and EN3 is part of the area we cover.
Ponders End: Units at places like Colosseum Retail Park, 0.9 miles north-west of Ponders End, are refitted as brands change, and the joints have to suit each new scheme. For premises near Ponders End station (under half a mile east of Ponders End), footfall is part of the plan: work is phased so shops and offices keep trading.
Owners, agents and contractors
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. EN3 can form part of a wider programme.
Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.
What sealant work can’t fix
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Structural cracks or movement the joints weren’t designed for
- A failed roof covering or waterproofing membrane
Surface by surface
Movement joints in walls and floors
Floor joints that take trolleys or forklifts need a tougher filler or sealant. The choice comes down to how much the joint moves and what runs over it, and tell you if the edges need repairing first.
Washrooms and toilets
Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. Old sealant comes out and a sanitary silicone with anti-mould additives goes in.
What we are called out for in EN3
Every sealant joint is a maintenance item. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. In commercial buildings those factors tend to act together, so periodic inspection matters more than any date on a schedule.
Site and facilities staff are often the first to spot these:
- Damp patches where an external joint has failed
- External beads that have gone brittle and cracked
- Movement joints packed with grit and debris
- Layers of sealant, all of them failing
Should maintenance staff do it?
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Questions we are asked in EN3
What do you need from us to quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
Who decides which product is used?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Could the old sealant in an older building contain asbestos?
Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested. HSE guidance on asbestos is a useful reference.
How many days will you need on site?
That varies with the scale of the job, though a typical visit typically takes part of a day on a small job and longer where several buildings or phases are involved. For bigger or phased jobs, we will set out a timescale with the quote.
Are you CHAS accredited?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
Is your work guaranteed?
Our workmanship is guaranteed for 12 months. We are fully insured for public liability as well.
Can weather delay the job?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
