Mastic sealing in West End

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Leave it or put it right?

Dealing with failed joints one report at a time is slow and scattered. Planned resealing covers a whole building or estate in one go and is simpler to manage and budget. Scottish city buildings take plenty of rain, so a split or hardened joint lets water into the wall. Resealing promptly protects the stone and the interior.

The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What you get with us

Mastic sealing in West End, done properly

Across West End and the rest of Aberdeen, we work the same way: you send details, we return a fixed quote, the joints are resealed and the 12-month guarantee follows. A list of buildings, a few photographs and approximate joint numbers are enough for a quick quote, and site visits can be arranged. The enquiries we see most involve draught complaints from residents or tenants and communal area joints that look neglected, across communal kitchens and washrooms, external wall and movement joints and communal entrances and stairwells. Most enquiries from West End start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Tenements are a large part of the housing in Scotland’s cities, and shared repairs often go through a property factor. Mastic around windows and on shared parts can be renewed across a close or a whole block, with the owners agreeing the work.

We sign every job off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

What the job involves on each surface

Communal areas

We keep entrances and stairs open throughout. We work in sections so access is never blocked.

Tenement and older buildings

Some old mastics in pre-2000 buildings contain asbestos and the register is checked before anything is disturbed. Suspect material is tested before work continues.

Owners, agents and contractors

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

CHAS accredited and a Constructionline member, we make supplier vetting simple. We’re fully insured, and our insurance certificate can go with the quote.

West End: questions and answers

Our building in West End is near the coast: does that change the sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Can you work at a site such as Garthdee Retail Park, by West End?

Yes. Our area takes in West End and its surroundings, with estates and business parks such as Garthdee Retail Park included. Photos and a short description are enough for a first look.

Can you take on resealing for a block portfolio?

Yes, block and estate work is a core part of what we do. We work through buildings in a planned order with dates agreed in advance.

Is West End in your area?

Yes. We cover West End. To discuss a job, call 01277 525 020 or send details through our quote form.

How do you handle work on occupied blocks?

Residents and tenants carry on as normal. If any flats or units need access, we’ll tell you in advance so it can be arranged.

Who decides which product is used?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Doing it in-house

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Frames, entrances and external joints in West End

West End is within about 3 miles of the coast. Blocks and commercial buildings facing the sea take the most weather on their window perimeters and external joints, so it’s worth inspecting those sides more often. Being in the east of Scotland, West End gets less rain than the west coast. Frost and condensation on winter mornings can still delay outside mastic. Programmes allow for that

Site managers at schools like Albyn School can fit frame mastic into the summer works. Older community buildings, Mannofield Parish Church among them, often have frames of mixed ages whose mastic varies. If you own or manage units on a site such as Garthdee Retail Park, 1.1 miles south-east of West End, failed mastic on frames, door surrounds and external joints can be dealt with unit by unit.

West End is about 1 mile south-west of Aberdeen, in Aberdeen. Anywhere in AB15, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. We work across 40 places in Aberdeen.

We take on mastic joints across the AB15, AB10 and AB25 postcode area, whatever the building. If your site is on Burns Road, Gordon Road and Gordon Lane or close by, we can quote for mastic joints. You’ll find West End on or near the A93 and A9119. If your building is just outside West End, we cover Rubislaw (1 mile north), Braeside (1 mile south-west), Broomhill (1 mile south-east), Queen's Cross (1 mile north-east) and Craigiebuckler (1 mile west). Bigger towns within reach include Dyce (5 miles north-west), Tillydrone (3 miles north), Donside Village (3 miles north), Cove Bay (3 miles south-east), Danestone (3 miles north) and Bucksburn (3 miles north-west).

What sealant work can’t fix

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Substrate edges that need repairing first
  • Failed window or door frames, which need a window contractor
  • Broken glass or failed sealed units

Not sure which it is? You can call 01277 525 020 or email drawings and photos and we will tell you honestly.

What we seal

  • External wall and movement joints
  • Balcony and threshold joints
  • Shopfronts below residential blocks
  • Communal entrances and stairwells
  • Window and door perimeters on blocks
  • Communal kitchens and washrooms

From enquiry to sign-off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work typically takes a day or two for a single block, longer for an estate programme, and we clear our waste as we work. City jobs in West End usually need parking and loading planned. Tenement closes, shared stairs and factor approvals may also be involved.

  1. Each block or building is walked and the failed joints recorded with the likely cause.
  2. We send a fixed quote that sets out the joints, the products and the programme.
  3. The sequence and the dates are fixed with you, giving you what you need to notify occupiers.
  4. We remove the old mastic completely and clean the joint faces back.
  5. Backing rod and primer go in as the joint requires, then the new bead is placed and tooled.
  6. Completed joints are inspected and carry a 12-month workmanship guarantee.

Before we start on site

  • Arrange parking or a loading space
  • Send asbestos survey details if the building is pre-2000
  • Let us know about inductions and permits
