How we handle mastic sealing in The Grange
On a residential block, the work happens around people’s lives. The sequence, the areas and the dates are settled with you, giving you what you need to notify residents. Entrances and stairwells are kept in use while we work. We work on shopfronts below residential blocks, external wall and movement joints and communal entrances and stairwells, and what we’re called in for most is brittle perimeter mastic across a building and occupiers reporting cold air round windows. One point of contact handles commercial sealant work in The Grange from the first photographs to the final walk-round, for single jobs and planned programmes alike.
Scotland’s city blocks are largely sandstone or, in Aberdeen, granite, and replacement windows set into those walls need a perimeter sealant that won’t mark the stone.
We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

What the job involves on each surface
Tenement and older buildings
Older buildings, including Scotland’s sandstone tenements, have their own joint details. We look at the substrate before choosing a sealant.
Estate-wide resealing programmes
Consistent products and colours across an estate make future maintenance simpler.
Cost factors for mastic joints
We price every job individually. The things that drive the figure:
- Which sealant the job calls for
- The size and state of each joint
- Whether old sealant has to be cut out first
- The site’s rules and procedures
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.
What we need to price the job
We can often quote from photos and a few details. It helps to include:
- Your programme or deadline
- The site address and postcode
- Asbestos survey details if the building is older
- Whether the building will be occupied during the work
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
FAQs: The Grange
Can work in a care setting near The Grange go ahead while residents are there?
Yes. We work around residents’ routines, a room or two at a time. Tell us about any infection-control or safeguarding requirements and we’ll work to them.
We manage a building near Edinburgh Waverley station. Can you help?
Yes. Managing agents, landlords, property factors and housing associations are who this service is for. Give us the building’s details and say how residents are notified, and we will quote and plan to suit.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
What paperwork can you provide?
Let us know your requirements: tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership.
Which sealant will you use?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
How long do sealant joints last?
Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Do you do block-wide mastic programmes?
Block-wide and estate programmes are common. The quote can be split however suits your budgeting.

Maintenance after handover
Problems stay small when the joints are checked regularly. In particular:
- Keep bins and bikes away from communal door frames
- Check sealant joints during planned building inspections
- Mention RAMS, insurance or CSCS requirements up front
- Share the asbestos register when you send details
Keep bins, bikes and deliveries away from low-level joints where you can. Damage at low level is the most common reason communal joints fail early.
Planned resealing is easier to budget than emergency repairs. We can quote buildings in priority order and work down the list.
From enquiry to sign-off
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work typically takes anything from a day to a few weeks, depending on the number of buildings and joints. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Pass on the site’s contractor rules when you get in touch.
- We check the asbestos register for older buildings and look at the joints.
- The products and programme are set out in a fixed quote.
- Failed mastic is removed completely.
- Joint faces are cleaned, backed and resealed.
- We finish each building before moving to the next.
Getting the site ready
- Tell us your opening times and when work is allowed
- Move anything stored against the joints
- Tell us which areas need to stay in use
Getting a fixed quote
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, give us a call on 01277 525 020 or email the details over.
Advice
Work for main contractors and building owners
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.
What happens if it’s left?
A bead run over old mastic can look like a repair. It doesn’t bond and typically fails within a short time. Full removal and proper preparation is what lasts. Scottish city buildings take plenty of rain, so a split or hardened joint lets water into the wall. Resealing promptly protects the stone and the interior.
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
What you get with us
- A range of standard colours, depending on the product
- Colours confirmed for the specified product
- A Constructionline member, so easy to vet
- Colours chosen to suit frames, cladding or finishes where possible
