Longforgan: questions and answers

Does a coastal location like Longforgan affect which sealant is used?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is Longforgan too far out for you?

Not at all. Longforgan is within our area. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.

Do you take on small jobs?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

When can the area be used after sealing?

We’ll confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

What’s the quickest route to a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.

What about access for upper-floor joints?

Every block is different. We agree access with you at quote stage so there are no surprises.

Can you plan resealing across several buildings?

Block-wide and estate programmes are common. The quote can be split however suits your budgeting.

About our mastic sealing in Longforgan

Mastic Doctor has sealed joints on commercial and residential blocks since 2005. Every applicator holds a CSCS card, and the work is backed by public liability insurance. Each building we complete carries a 12-month guarantee on our workmanship. Most enquiries involve the same joint failures repeated across a portfolio and brittle perimeter mastic across a building, on window and door perimeters on blocks, shopfronts below residential blocks and communal kitchens and washrooms. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Longforgan, that means joint design, primers and backing rod as standard.

Outside mastic in Scotland needs dry joints and the right temperature, so work around Longforgan is planned with the forecast. We agree a window with some flexibility.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

For managing agents and facilities managers

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.

We work for building owners and managing agents on sealant work across single buildings or whole portfolios around Longforgan. Several sites can go on one quote, so there’s one set of paperwork to deal with.

When to bring in a specialist

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

Mastic sealing around Longforgan: what changes locally

Longforgan lies within about 2 miles of the sea. Blocks and commercial buildings facing the sea take the most weather on their window perimeters and external joints. Longforgan is in the east of Scotland, which is drier than the west. External mastic still needs a dry joint and the right temperature, and winter mornings can be frosty.

Property owners at sites such as Dundee Technology Park, 2.6 miles east of Longforgan, can have mastic renewed between lettings. Buildings close to stations like Invergowrie station, 2.5 miles to the east of Longforgan, are often flats over shops, with frame mastic to keep sound. Churches, halls and community buildings such as Longforgan Parish Church are looked after by trustees and committees like any other owner, and their frames, doors and external joints need mastic renewed in time.

Longforgan is about 6 miles west of Dundee, in Perth and Kinross. Our applicators travel to Longforgan for work on mastic joints, handled exactly as we handle every other area. Our Perth and Kinross coverage takes in 114 places. Dundee is covered too, some 6 miles away.

We take on mastic joints across the DD2 postcode area. Buildings on Main Street, Dorward Place and Paterson Place are within our area for mastic joints. Just outside Longforgan, we also work in Inchture (2 miles south-west), Kingoodie (2 miles east), Invergowrie (2 miles north-east), Fowlis (2 miles north) and Liff (2 miles north-east). A short drive away, we cover Perth (13 miles west), Blairgowrie and Rattray (12 miles north-west), Letham (14 miles west), Scone (11 miles west), Tulloch (14 miles west) and Alyth (12 miles north).

Local landmarks in Longforgan

Why deal with it now?

Adding sealant to cyclical maintenance is an easy win. Waiting until leaks appear means working under pressure with less control over timing. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around Longforgan before they leak.

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Why choose Mastic Doctor in Longforgan

  • CHAS accredited
  • Fully insured, including public liability cover
  • Commercial sealant work since 2005
  • Failed material removed, not covered up

See what affects the cost or our accreditations.

How the quote is worked out

The price varies from site to site. Expect it to depend on:

  • Phasing around occupants
  • The product specified
  • Joint width, depth and condition
  • The site’s rules and procedures

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

What we need to price the job

It doesn’t need to be a full survey. These details are enough to start:

  • The product your specification calls for
  • The site address and postcode
  • Photos of the joints, close up and from further back
  • Access details, including height

Need a figure for a tender or a budget? We will quote against your scope and drawings that you can work with. If you have questions first, phone 01277 525 020 or use the quote form.

Maintenance after handover

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Group repairs into a planned programme
  • Have the asbestos survey to hand for older buildings
  • Keep a record of when each building was resealed
  • Reduce knocks to communal area joints

Where a paintable product was specified, it can be painted after curing. Non-paintable silicone shouldn’t be painted over unless told otherwise.

One failed perimeter normally means others on the same building are close, so it pays to look at the whole elevation. A planned reseal saves repeated visits.

How a job runs

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking one or more days per building, depending on the joint lengths and the access. Tell us who will meet us and how to get in at your building near Longforgan. We will confirm the plan with the fixed quote.

  1. We check the asbestos register for older buildings and look at the joints.
  2. The products and programme are set out in a fixed quote.
  3. Failed mastic is removed completely.
  4. The joints are prepared and resealed with the right product.
  5. We finish each building before moving to the next.

What we need from you
