How mastic sealing works in West Lothian
In buildings from before 2000, some old mastics contain asbestos. We check the asbestos register or survey before any old sealant is cut out, and work stops for testing if there’s any doubt. Removing asbestos-containing material isn’t something we do. We work on balcony and threshold joints, communal entrances and stairwells and external wall and movement joints, and the failures we’re asked to look at most are damp patches beside frames and a mix of products and colours from past repairs.
We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, we take the joints in the sequence agreed with you.
- First we look at the mastic on each building and note what needs replacing.
- A fixed quote follows, split by block or building if that suits you.
- Dates, areas and access are agreed so residents or tenants can be told in advance.
- Old sealant is stripped and each face prepared back to firm material.
- Backing rod and primer go in as the joint requires, then the new bead is placed and tooled.
- Each building is checked on completion and the work carries our 12-month guarantee.
Pricing in West Lothian
The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Around Livingston
Around Livingston, our work takes us to commercial buildings near Inveralmond Community High School, St. Margaret's Academy and The NewYearField pub and the streets around them. For rail, the closest station is Livingston North station, about 1.1 miles north-west. For owners and agents in West Lothian
Portfolio owners and agents in West Lothian can bring buildings in places such as Livingston, Bathgate and Linlithgow under one programme and one quote. We work to your notice and access plan, one building at a time.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. Our part is sealing to the specification, whatever the building. West Lothian includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Livingston: Property owners at sites such as Houstoun Interchange Business Park, 0.8 miles to the north of Livingston, can have mastic renewed between lettings. Schools and community buildings such as Inveralmond Community High School need frame and external mastic kept sound like any building.
Different surfaces, different methods
Estate-wide resealing programmes
Housing associations and agents often manage many similar blocks. Each block is priced and scheduled in order.
Communal areas
Entrance doors, screens and corridor junctions in communal areas all have sealant joints. Tidy, sound joints keep them looking cared for.
Why deal with it now?
Draughts round window perimeters cost occupiers comfort, and they often blame the windows. In many cases, new perimeter sealant deals with it when the frames themselves are sound.
What your quote should include
- What site paperwork they can supply
- The terms of the workmanship guarantee
- What level of public liability insurance do they hold?
- How joint depth will be controlled
Doing it in-house
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Work for main contractors and building owners
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.
Maintenance after handover
Cleaning and maintenance staff play a part too. Share these points with them:
- Check sealant joints during planned building inspections
- Mention RAMS, insurance or CSCS requirements up front
- Look at the sunniest and most exposed elevations first
- Ask residents or tenants to report leaks and draughts early
Protect entrance and corridor joints from knocks where possible. Knocks cause many early failures in communal areas.
Water getting in round frames can damage plaster, decoration and the frames themselves. Early resealing is far simpler than repairs inside.
West Lothian: questions and answers
Do you supply RAMS and insurance details?
Let us know your requirements: tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We are CHAS accredited and a Constructionline member.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Can you quote from photographs?
Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we will arrange a visit before quoting.
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
How many days will you need on site?
The duration is planned around your programme and the access we are given. We will give you an estimate of time on site when we quote.
Is asbestos a concern with old mastic?
We don’t remove asbestos-containing materials. Anything suspect is tested before we carry on in line with the dutyholder’s asbestos management.
What about access for upper-floor joints?
Access is discussed and agreed before the quote is fixed. Tell us the building height and any access already in place and we will confirm the approach in the quote.
