Commercial sealant contractors in EH52: how it works

On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. Before anything is cut out, we ask for the asbestos register or survey. Anything suspect is left alone until it has been tested, and we don’t remove asbestos-containing materials ourselves. We work on washrooms and tea points, movement joints in walls and floors and external facade joints, and the failures we are asked to look at most are water staining near frames, panels or ceilings and window and door perimeter joints that have cracked open.

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking as long as the agreed scope needs, from a single visit to a programme spread over several weeks.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

How we quote

What a job costs comes down to how many linear metres there are, what has to come out first and the access. Call for a fixed quote when you are ready.

Why appoint us

  • Sealing commercial buildings since 2005

  • Colours confirmed for the specified product

Near you in Broxburn

We work on buildings around Broxburn and Our Lady's High School and the streets around them. The closest station to Broxburn is Uphall station, about 1.4 miles south-west. Other landmarks nearby include The Centre (3.8 miles south) and Broxburn Community Museum (under half a mile south-west). For a walk, there’s Dundas Loch and Dechmont Law.

Where commercial joints are in EH52

The commercial stock in EH52 mixes older town-centre buildings with newer offices and units, in places such as Broxburn, Calderwood and Winchburgh and beyond. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

Our work reaches every part of Scotland, cities and islands alike, EH52 among them. Longer journeys are planned so each job is done in one go if at all possible. In the parts of EH52 near the sea, the elevations facing the weather are where sealant gives up first.

Broxburn: Trade counters and showrooms on estates such as Greendykes Industrial Estate (under half a mile north-east of Broxburn) need neat joints where clients see them. For premises near Uphall station, 1.4 miles south-west of Broxburn, footfall is part of the plan: work is phased so shops and offices keep trading.

How the quote is worked out

Before we quote, we look at:

  • How accessible the joints are
  • Whether the work must be split into stages
  • Backing rod, priming and other preparation
  • How much there is to seal

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Before you send an enquiry

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • Specification clauses that apply
  • Asbestos survey details if the building is older
  • Where the site is, with the postcode
  • Approximate linear metres or a joint schedule

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.

Looking after the joints

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • Make sure ventilation in wet areas is switched on and working
  • Keep a record of which joints were resealed and when
  • Act on the first lifting edges rather than waiting

Add the resealed joints to your planned maintenance inspections. A periodic look catches splits and lifting edges early, especially on exposed elevations and in washrooms. Should something look amiss, you can call the office on 01277 525 020 or email the details over and send a picture.

Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.

Honest limits

We check first that sealant really is the fix. It isn’t the answer for:

  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Old mastic that tests positive for asbestos
  • Misted, cracked or failed glazing units (a glazier’s job)

What we are called out for in EH52

A good share of the joints we inspect were topped up instead of being renewed. Fresh sealant won’t stick to the old bead underneath so it soon peels and traps moisture against the joint. Getting back to a clean joint then means removing every layer.

Things that usually lead to an enquiry:

  • Wall and floor joints that have lost their seal
  • Water staining near frames, panels or ceilings
  • Frame mastic that has hardened and come away from the wall
  • A top-up bead over failed sealant, now lifting

Work for main contractors and building owners

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, with CSCS-carded applicators on site.

EH52: questions and answers

Can areas stay open during the work?

Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.

When can the area be used after sealing?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Do you work in EH52?

Yes. We take on work across EH52, with one number for every area we cover.

Can weather delay the job?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

How is commercial sealant work priced?

The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.

Is your work guaranteed?

The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.

What site paperwork can you provide?

Send your site requirements with the enquiry, and we will confirm the RAMS, insurance and CSCS details with the quote. For older buildings we’ll ask for the asbestos register, plus your site induction rules.
